JOB PURPOSE:

Project & Maintenance Manager/ Assistant Manager will oversee the planning and delivery of construction and maintenance for Guardian office and stores, ensure that work is completed on time and within budget to the best result of company business strategies.

RESPONSIBILITY:

1) Construction:

Oversee and directing construction projects from conception to completion
Review the project in-depth to schedule deliverables and estimate costs
Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
Responsible for budgeting, organization, implementation and scheduling of the projects.
Coordinate and direct construction workers and subcontractors
Select tools, materials and equipment and track inventory
Meet contractual conditions of performance
Review the work progress on daily basis
Prepare internal and external reports pertaining to job status
Plan ahead to prevent problems and resolve any emerging ones
Negotiate terms of agreements, draft contracts and obtain permits and licenses
Analyze, manage and mitigate risks
Ensure quality construction standards and the use of proper construction techniques

2) Maintenance:

Responsible for planning, organizing and directing the overall maintenance of stores and office of the company.
Responsible for developing and implementing preventive and predictive maintenance initiatives.
Responsible for providing management reports on metrics associated with equipment performance on a regular basis.
Provide technical assistance and operational support as required, specifically with respect to environmental conditions and the basic functions of electrical, air handling, structural and mechanical systems.
Supervise maintenance team to ensure daily and weekly tasks are completed in a safe and efficient manner.
Manage the development of annual budgets for capital expenditures.
Responsible for developing short to mid-term maintenance plans, ensures the highest planned work compliance.
Manage maintenance cost drivers and promote cost effective solutions amongst maintenance personnel
Monitor and assess staff work performance on an ongoing basis and provide performance feedback as needed, including completing formal employee performance reviews, and developing staff to improve their performance.
Understand the knowledge, skills, and abilities of each maintenance employee in order to select, train, and provide guidance and inspiration through leadership and teamwork to ensure empowered work teams.

REQUIREMENT:

BS degree in construction management, architecture, engineering or related field
Over 8 years working experience in the same field
Have experience in process design, construction and M&E skill.
Knowledge of design techniques, tools, and principals involved in production of precision technical plans, blueprints and drawings.
Good English communication both verbal and written
Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
Understanding of all facets of the construction process
Familiarity with construction management software packages
Ability to plan and see the "big picture"
Competent in conflict and crisis management
Leadership and human resources management skills
Excellent time and project management skills
Ability to analyze failures and implement effective corrective solutions
Be willing to travel if requested
