Primary Objective:
Development Executive is responsible for development which are all necessary assistance to identify potential location for SC and to look for suitable building for store operated by Aeon VN. Preparing all necessary information regarding to development and make necessary feasible study. Assistance for discussing with landlord and related local authority.
Roles and responsibilities:
List in order of importance the major responsibilities of the job and estimate the percentage of time spent on each responsibility (the main function of the job may or may not be the one where the most time is spent).
1. To assistance of negotiation with landlord to make the land or space available for SC Development and to make space to operate store (20%)
2. To prepare necessary document and information for making Agreement with Land owner in Land matters- (15%)
3. To assist SC Development for its smooth Construction including but not limited to resolving disputes with land owner from time to time (15%)
4. To obtain necessary information and to check the feasibility of Development Projects and Discuss with local authority (10%)
5. To work out and provide SC or GMS Development Area and the Strategy and propose it to Development Manager or Deputy Development Manager (10%)
6. To create potential location map for SC Development in consideration of SC Development Area Strategy (10%)
7. To assist the proposed ROI Plan for Development and Investment Amount for Development - To assist other departments to work out Merchandising Plan and Store/SC Operation Plan (10%)
8. To study market research method and compile market data and the related information for SC Development Planning - To develop market research method and compile market data and the related information for SC Development Planning (5%)
9. To study and operate Map Info System and to study and analyze SC and Store P/L (5%)
Yêu cầu
1. University Degree
2. Good command of spoken and written English.
3. Wide network for site development
4. Computer literate: Word, Excel, PowerPoint, Outlook and Internet.
5. Strong communication & negotiation skill (both verbal & written).
6. Knowledge for SC Development Procedure
7. Knowledge for Authority submission and Necessary License
8. Detail oriented and be able to handle multi-tasks.
9. Basic Sales Estimation Skill (Market Size, Market Share)
10. Knowledge for the Method & Logic of Market Research
11. Knowledge for SC Development Procedure (Before Handover to Opening Manager)
