Job Purpose:
The Design Management Specialist is responsible for supporting the Head of Department in managing the design process from the early project stage, including pre-design, design brief development, consultant selection, design coordination, design review and approval process.
This role is not only responsible for reviewing design documents after they are developed, but also plays an important role in defining the design brief, guiding consultants, challenging design solutions and ensuring that the design direction is aligned with the
developer's business objectives, product positioning, operational requirements, budget and project timeline.
Key Responsibilities:
- Support the HOD in defining project design objectives, design brief, scope of work and deliverables for new projects.
- Prepare RFP documents and participate in the selection of design consultants and specialist consultants.
- Coordinate and manage consultants throughout the design process, from concept design to design development and submission stages.
- Review, analyze and challenge design solutions to ensure alignment with the design brief, regulations, budget and operational requirements.
- Manage design timelines, consultant deliverables, meeting schedules and progress reporting.
- Coordinate with internal stakeholders, including Project, QS, Operations, Sales/Marketing and Government Submission teams.
- Manage the review and comment process for drawings, design documents and consultant reports.
- Support design stage approvals with HOD, Chairman, EXCO and BOD.
- Coordinate value engineering activities to optimize design quality, cost, constructability and operational efficiency.
- Monitor design risks, change requests and consultant performance.
- Bachelor's degree or above in Architecture, Urban Planning, Urban Design or related disciplines.
- 8-10 years of experience in architectural design.
- 3-5 years of experience in Design Management, design coordination or developer-side roles.
- Experience in large-scale projects such as urban developments, high-rise, mixed-use, hospitality or resort projects is preferred.
- Experience working with international consultants is an advantage.
- Strong knowledge of architectural design, planning, functional layouts, local codes, fire safety and accessibility standards.
- Good ability to review, analyze and challenge design solutions.
- Strong coordination, consultant management and stakeholder management skills.
- Proficient in AutoCAD and PowerPoint; Revit/BIM knowledge is preferred.
- Good English communication skills are preferred.
