ABOUT THE JOB
This General Manager position functions as a Business Unit Head, leading a specific business model within our corporate group.
Country Market is not a single-location food and beverage business. It is a platform on which approximately forty independent tenants trade: revenue is collected centrally, settled weekly through a bank, reconciled monthly against a tiered revenue share, and connected to several third parties including beverage suppliers, a delivery aggregator, a bank and a systems vendor.
The General Manager is accountable for bringing Country Market into operation on schedule and for its results thereafter - commercially, operationally and reputationally. The role owns the floor, the tenant relationship, the operating cost base, and the coordination of every external party on which the opening depends.
📍 Location: Country Market, Thu Duc City, Ho Chi Minh City
💰 Salary: 50,000,000 - 70,000,000 VND/month
🕘 Working Hours: Monday to Friday, 9:00 AM - 6:00 PM
KEY RESPONSIBILITIES
1. Opening delivery
Own a single, dated opening readiness plan covering every workstream, and report against it weekly.
Take technical handover of the hall into operation jointly with the Chief Engineer: defect list closed, fire safety and food safety certification valid, preventive maintenance schedule live.
Recruit, train and load-test the floor team before the media push, not after.
Run the service SOPs at real load at least once before opening to the public.
2. Commercial and P&L
Own the operating P&L within the approved budget: headcount, service contractors, utilities and consumables.
Track operating cost per seat and per visit; explain variances against budget.
Propose a service charge level that genuinely covers the cost of central services.
Protect the revenue base: occupancy, trading hours and tenant mix performance.
3. Revenue share, settlement and reconciliation
Administer a tiered revenue share with an end-of-month true-up: understand which tier a tenant lands in, why, and what the rebate should be.
Own the monthly reconciliation cycle end to end and sign it off before it goes to tenants.
Treat a late settlement as an incident, not a delay. Late payment to tenants is the fastest way a food hall loses them.
Respect the ring-fencing of tenant deposits absolutely: deposits are not operating cash, under any pressure.
4. Cash, cashless and the value card
Operate the cashless-first scheme agreed with the Board, including the position that tenants do not take cash directly.
Where a central cash desk or a stored-value card is introduced, own the counter procedure, the controls, the daily cash custody and the reconciliation.
Escalate leakage the moment it is visible, not at month end.
5. Floor operations and guest experience
Service SOPs, queueing and seating, tray return, cleaning cycles, shift staffing and peak-hour throughput.
Food safety and hygiene standards across a multi-tenant floor, with records that survive an inspection.
Complaint handling and service recovery within the shift.
6. People
Build and hold the floor team through the opening period, when turnover risk is highest.
Set the standard by being on the floor at peak, not by circulating memos.
7. Governance and reporting
One weekly operating report with numbers, exceptions and decisions required - not a narrative.
Separate clearly what is evidenced from what is self-reported. A percentage is not evidence.
Escalate early. A problem raised late costs more than a problem raised badly.
CANDIDATE REQUIREMENTS
1. Essential
Has run a multi-tenant or multi-outlet trading environment - a food hall, food court, mall or comparable - where independent operators traded on one floor.
Has owned a P&L and can walk through a real one without preparation.
Has opened something. Pre-opening is a distinct discipline; the first year of this role is mostly building, not running.
Is comfortable with reconciliation and settlement mechanics - not as an accountant, but well enough to challenge a report and spot an error.
Can hold a commercial conversation with a bank, a systems vendor and a supplier without deferring the substance to someone else.
Working English and Vietnamese: the Board and part of the shareholder group work in English.
2. Preferred
Experience of a revenue-share model rather than pure fixed rent.
Exposure to POS or ERP implementation on the operator side.
Experience of a residential catchment rather than a tourist or destination site.
3. Not suited to the role
Single-outlet experience only, with no exposure to independent operators trading alongside one another.
Has never opened a site.
Avoids the commercial and technical conversation and treats it as somebody else's remit.
Cannot describe how they would behave in a dispute between a tenant and the operator.
