Key Responsibilities
Payment &
Invoice Review:
Review payment dossiers and input invoices to ensure strict compliance with prevailing tax regulations and the Company's internal policies.
Tax Declaration &
Reporting: Prepare and submit monthly, quarterly, and annual tax reports, including Value Added Tax (VAT), Foreign Contractor Tax (FCT), Corporate Income Tax (CIT), and statutory statistical reports.
Document Archiving: File and archive input and output invoices in chronological order.
Tax Authority Liaison: Draft official dispatches and act as the main contact point working directly with tax authorities on any arising issues.
Regulatory Updates &
Advisory: Regularly update relevant legal regulations to ensure full compliance. Analyze changes and amendments between new and old tax policies to share, train, and advise the entire accounting team across the Group.
Financial Reporting: Prepare separate Financial Statements on a monthly, quarterly, and annual basis.
Team Support &
Training: Assist the Chief Accountant in drafting accounting procedures and documents; guide and disseminate tax and accounting policies to section accountants and subsidiary accountants.
Asset Management: Receive and process documents related to Fixed Assets (FA) and Tools &
Instruments. Verify asset requests for departments, update additions/disposals, maintain asset cards/ledgers, and file related records.
Budgeting Control: Monitor budget execution, as well as prepare and submit monthly/annual budget reports.
Valuable Papers Management: Manage and safeguard the Group's valuable papers and securities.
Key Requirements
Education: Bachelor's or Associate's degree in Accounting, Auditing, or Finance.
Experience: At least 5 years of experience as a Tax Accountant / Tax Specialist at real estate companies/corporations, or tax advisory firms specializing in real estate.
Professional Knowledge: Deep understanding of tax and accounting regulations. Proven experience in preparing financial statements and tax finalization specifically within the Real Estate sector.
External Relations: Hands-on experience working directly with tax authorities, independent auditors, and state management agencies.
Risk Management &
Advisory:
Strong ability to review and control tax risks, as well as provide tax policy advisory to entities within the Group.
Leadership Skills: Proven task management skills with the capability to assign tasks, train, and guide junior accounting staff.
Technical Skills: Proficiency in MS Excel and accounting software / ERP systems.
Soft Skills: Detail-oriented, highly responsible, possessing strong analytical thinking, and excellent cross-functional collaboration skills.
