The Chief Maintenance Engineer is responsible for ensuring that a section of the facilities, layout and equipment. This includes total preventative maintenance, managing breakdowns of mechanical equipment, electrical and other related equipment. Includes people management and budgetary / cost reporting.
Assist in the day to day workload for the maintenance team to ensure an effective and efficient service is delivered and departmental targets are met and carried out, including the planning and resourcing of ( PPM) Planned Preventative Maintenance and maintenance shutdown. Drive a culture of continuous improvement throughout the team of skilled Technicians.
Provide Leadership and management to the team, coordinating and overseeing their workloads, providing support to ensure that the team delivers, monitoring any issues, and ensuring targets , Key Performance Indicators and quality standards are met. Develop the team by focusing on individual performance and support requirements to achieve high standards, while fostering a culture of working safely and effectively. Outcomes reviewed by Facility Manager. Decisions and results have an impact on the function and success. Performance affects the function's image.
C - Essential duties and responsibilities (Describe the job's activities in terms, then specify the end result each activity is to achieve)
● Maintain and repair all MEP systems and equipment.
● Assist in running an efficient maintenance operation which is able to fulfill operational and community demand and meet set targets.
● Manage Maintenance Projects
● Responsible for the safety of individuals on the team and that of those impacted by any maintenance activity.
● Understand and work in accordance with the company's quality requirements.
● Perform effective diagnosis of breakdowns and timely repair of equipment to maximize availability.
● Perform scheduled preventative maintenance in accordance to minimize unplanned downtime.
● Record and document all work carried out on all equipment on both paper and electronic or in the Building Management System as is required.
● Analysis of issues to root cause and development of countermeasures, improvement actions and or suggestions to improve.
● Control and source maintenance tools, equipment and spare parts.
● Documents breakdowns, identifying root causes and remedial actions to help identify and resolve recurring issues.
● Understand and maintain high standards of tidiness and organization in line with good 5S ( Sort, Set in order, Shine, Standardized, Sustain ) managing the work spaces.
● Understand and work in accordance with mandatory requirements of health, safety and Environmental Requirements.
● Write reports and present progress at Facilities Meeting
● Quality control of work by appropriate reviews
● Apply specific technical skills as required to support expediting issues quickly to minimize downtime
● Conduct benchmarking studies to determine best practices.
● Plan a longer range for projects, tracking and completing projects on time within budget.

● Identify and deploy the technical skills sets, resources levels and systems to deliver projects, including the engagement of external consultants and resources as required.
● Ensure Key Performance Indicators (KPIs) are met by working to the overall plan, including management of, and reporting
● Conduct risk assessments of processes and tasks in the department.
● Supervise and help evaluate performance of the maintenance technician team.
● Maintain Monthly Data Report of the Repair and Maintenance, organize and facilitate technician's requests implementation.
● Review facilities, space planning and maintenance needs, propose solutions, get approvals and carry out implementation. Prepare Computer-aided design when necessary.
● Knowledge in CAD Software- AutoCAD or any other related software to create, edit and modify the shop and technical drawings.
● Knowledgeable and ensure the effective operation of Building Management System ( BMS) tasks and projects.
● Draft maintenance manuals and implement facilities preventive maintenance and checklist.
● Work with contractors and equipment providers, maintain a list of names, addresses, and phone numbers of providers and contractors.
● Maintain equipment/facilities files and documentation including warranty information (Softcopy). Hard copies will be submitted to the Business Office.
● When necessary, assist the
purchasing office in procurement of equipment and supplies.
● Implementation of key sign in, sign out and in charge of key maintenance proper control system.
● Maintain effective communication with facility users, suppliers and colleagues, other departments and other service providers.
● Execute assignments and provide monthly report to Facility Manager (Head of Department
● Adjust to the needs of a growing, changing organization.
● Maintain all operational equipment and facility infrastructure.
● Manage contractors on site to ensure they meet legal and company requirements.
● Facilitate process set-up and start up as needed.
● Collaborate with other functional departments in the scheduling of down time and repairs.
● Participate in daily, weekly meetings.
● Perform other related duties as assigned by the Facility Manager
● Work extra hours if needed and Emergency call- in any unexpected situations.
TEAM MANAGEMENT
● Work with the team and other departments to produce effective maintenance strategies,
procedures and methods.
● Effectively lead a team of maintenance technicians to ensure smooth operation and
workflow with maximum efficiency.
● Feedback to the Facility Manager to share ideas and improve operation,
recommendation, support and implementation of continuous improvement activities,
optimize results and quality of delivery in line with quality standards requirements and
service standards.
● Provide technical expertise to the team.
● Oversee the team's performance, attendance and disciplinary issues.
● Identify areas of improvement / development within the team to achieve a flexible and
responsive team which can support the demands of the customer.
● Motivate and coach team members to operational success.
● Monitor the completion of the tasks and ensure good performance and record on
appropriate systems.
● Consistently promote high standards through personal example and roll out through the
team so that each member of the team understands the standards and behavior
expected of them.
