Cost and Contract Manager

* Contractor selection:

- Giving final evaluation on bidding contractors (work requirement, target price, & contractor qualification and value negotiation) and making proposal on selected bidder;

- Setting special conditions for each different kinds of contract: works scope, duration, payment milestone, deliverable, and contract value, warranty conditions based on regulation and budget/expenses;

- Managing personnel qualification/construction operation capability corresponding to each role as contractor, design consultant, project management, consultant, survey consultant, verification consultant...

* Contract & Payment Processing:

- Reviewing contract preparation and giving confirmation for signing;

- Examining payment requests, certify payment documents of each contract based on actual work done/milestones;

- Coordinating with Owner's accounting team to proceed with payment on schedule;

* Cost monitoring/tracking:

- Monitoring cost implementation of each project based on contract conditions & actual project progress;

- Tracking & controlling implementing cost compared to the contracted value and budget set for each cost item;

- Forecasting all contract items with estimating cost for work items/packages to be executed throughout the project from initial to completion and handover;

- Setting up database on cost comparison for each item;

* Management of project site expense:

- Setting up budget for each project site office and monitoring monthly expense based on the budget

- Considering and confirming request for solution from site offices

- Managing project site office assets and re-arrangement among site office properly

* Project management:

- Evaluating experience and capabilities of contractors (supervision, design, construction...)

- Preparing and executing steps for handover to customers.

- Supporting steps to hold condominium conference for formation of residents' committee and steps to handover to residents' committee.

- Attending a government meeting for discussion or solving issues.

* Manage Document and Manual:

- Managing project management database from beginning to end of project and handover to Residents' committee

- Managing , updating and arranging explanation time for other staffs about the SYPM working manual

- ETC

- Doing some task from a supervisor
