Commercial strategy and revenue
- Develop and implement the annual Sales & Marketing strategy and commercial action plan in alignment with the property's business objectives and revenue targets.
- Lead sales efforts across long-stay, short-stay, corporate, diplomatic, relocation, project, leisure and other relevant market segments.
- Identify market opportunities, emerging demand sources and new business channels to grow occupancy, revenue and market share.
- Establish clear sales priorities, account strategies, targets and measurable KPIs for the department.
- Work closely with Management, Reservations, Front Office, Finance and Operations to optimize apartment inventory, pricing, length of stay and overall revenue performance.
- Provide regular commercial analysis and recommendations based on market conditions, competitor activity, account production and forward demand.
2. Corporate & Long-Stay Sales
- Lead the acquisition and retention of long-stay corporate residents.
- Develop and maintain strong relationships with multinational corporations, Vietnamese companies, embassies and consulates, NGOs, relocation companies, executive search firms, international schools, chambers of commerce and other potential sources of long-stay residents.
- Personally manage strategically important accounts and develop relationships with senior decision-makers.
- Proactively identify companies establishing, expanding or undertaking projects in Ho Chi Minh City that may generate accommodation requirements.
- Develop tailored accommodation proposals and negotiate corporate agreements, long-term leases and commercial terms within approved parameters.
- Maintain regular contact with existing residents' companies to identify lease extensions, additional accommodation requirements and opportunities for referrals.
3. Account Management &
Business Development- Establish and maintain a comprehensive centralized database of corporate accounts, contacts, account history, production, agreements, opportunities and sales activity.
- Maintain an active sales pipeline covering existing account development and new business prospects.
- Identify dormant and lost accounts and develop strategies to reactivate commercially valuable relationships.
- Conduct regular sales calls, client visits, property inspections, presentations, networking activities and relationship-building events.
- Represent Norfolk Mansion at appropriate business associations, chambers of commerce, trade events and networking opportunities.
4. Short-Stay & Distribution
- Develop strategies to grow profitable short-stay business while balancing apartment availability against long-stay opportunities.
- Work with Reservations and Management on pricing, promotions, packages and inventory strategy.
- Monitor production and profitability of direct bookings, corporate short stays, travel agents, online travel agencies and other distribution channels.
- Identify opportunities to increase direct bookings and reduce unnecessary distribution costs.
- Ensure property positioning, rates and offers remain commercially competitive within the Ho Chi Minh City market.
5. Marketing & Brand Positioning
- Develop and oversee the property's annual marketing plan.
- Strengthen Norfolk Mansion's positioning as a leading premium serviced residence for executives, expatriates, families and extended-stay guests in Ho Chi Minh City.
- Oversee
digital marketing, social media, website content, photography, collateral, advertising and promotional activities.
- Develop targeted campaigns for corporate leasing, long-stay residents, seasonal short-stay demand and other identified opportunities.
- Maintain accurate and compelling property information across online and offline sales channels.
6. Restaurant Sales & Marketing - Shang Palace and Terrazzo
- Develop and execute sales and marketing initiatives to support revenue growth, market positioning and customer acquisition for Shang Palace and Terrazzo.
- Work closely with the restaurant teams to develop commercially relevant promotions, dining packages, seasonal campaigns, events and partnerships.
- Build awareness and demand among Norfolk Mansion residents, corporate accounts, external diners, business communities and relevant local customer segments.
- Oversee restaurant marketing communications, including digital channels, social media, database marketing, promotional collateral and public relations activities where appropriate.
- Monitor restaurant market trends, competitor activity, campaign performance and customer response, and recommend initiatives to improve revenue and brand visibility.
7. Sales Planning, Reporting & Analysis
- Prepare professional monthly Sales & Marketing reports providing clear analysis.
- Maintain accurate forecasts of prospective long-stay arrivals, departures, renewals and significant sales opportunities.
- Provide Management with actionable commercial recommendations supported by data and market intelligence.
- Maintain strong knowledge of the Ho Chi Minh City serviced apartment, hotel and residential leasing markets.
- Regularly monitor competitor properties, pricing, product offerings, new openings and market trends.
- Translate market intelligence into practical sales strategies and business opportunities.
8. Team Leadership & Development
Performance Culture:
- Lead, coach and develop the Sales & Marketing team, establishing clear responsibilities, standards and performance expectations.
- Set individual objectives and KPIs and conduct regular performance and development discussions with team members.
- Prepare individual development plans and identify training needs for each member of the department.
- Build a culture of accountability, proactive business development, collaboration and professional follow-through.
People Culture:
- Recruitment & Talent Planning: Partner closely with the Human Resources department to forecast manpower needs, establish proactive recruitment plans, and actively participate in selecting top-tier talent for the Sales & Marketing department.
- Retention & Turnover Management: Take direct ownership of department turnover rates and employee retention strategies. Design engagement initiatives, clear career pathways, and mentorship routines to minimize regrettable attrition.
- Culture & Teamwork: Drive an open, transparent, and highly collaborative working environment within the team.
9. Systems & Sales Administration
- Establish disciplined procedures for documenting sales activity, account information, contracts, client communications and commercial commitments.
- Maintain an organized central repository for sales contracts, account information, presentations, proposals, market intelligence and sales reports.
- Develop appropriate Sales & Marketing SOPs and ensure consistent implementation across the department.
- Bachelor's degree in Sales & Marketing, Business Administration, Hospitality Management, Finance or related fields.
- Minimum 7-10 years of progressive experience in hospitality, serviced residences, corporate housing, real estate leasing or a related commercial field, including significant sales leadership experience.
- Previous experience as a Director of Sales, Director of Sales & Marketing or equivalent commercial leadership position preferred.
Skills & Competencies:
- Professional fluency in English and Vietnamese, written and spoken
- Strong experience in corporate account management and business development is essential.
- Experience within the Ho Chi Minh City market and an established corporate network are highly desirable.
- Strong commercial and business-development orientation.
- Excellent corporate sales and negotiation skills.
