Facility Management Executive (Focus on MEP)

SUMMARY:
Responsible for maintaining secure and well-functioning facilities inside KCN Industrial Compound and Tenants.
JOB RESPONSIBILITIES
1. Perform site surveys to obtain relevant existing conditions required for mechanical, electrical, plumbing, and fire protection design.
2. Coordinate and manage FM service providers for delivery of the FM service at the site.
3. Plan, organize, maintain, and manage the operations and reliability of the facilities and general infrastructure systems (e.g., MEP, HVAC, FA/FF system, CCTV, WWTP, piping system...)
4. Establish and monitor preventative maintenance processes and programs and facility inspections for ongoing review of maintenance work by related agencies.
5. Oversee the work of subordinate staff architects or engineers.
6. Review plans and specifications of Tenants to ensure well complied with the regulations and then approve the Plans.
7. Analyze the Mechanical, Electrical and Plumbing engineering problems and formulate the solutions.
8. Set up the Quality Control Process for service team colleagues to follow on-site.
9. Evaluate project electrical loads. Specify general lighting fixtures, emergency lighting fixtures, and layout based on project power, lighting, and energy requirements.
10. Identify problems in the design, planning, management and delivering multiple projects during the Tenant's installation work.
11. Provide technical advice to designer, supervisor, inspector and FM service providers regarding the installation and maintenance of the MEP system.
12. Develop, recommend, and administer policies, procedures, and processes in support of grounds and building maintenance operations; implement and monitor in compliance with approved policies, procedures, and processes.
13. Handle building and equipment emergencies, and respond to after-hour issues as needed regarding the operational aspects of the facilities such as HVAC issues, fire alarm malfunctions, electrical outages, water leaks, etc.
14. Update and maintain the list of the facilities' equipment, including life cycle and replacement costs.
15. Supervise the work of Contractors working inside the KCN Industrial Compound to ensure smooth operation.
16. Coordinate with other departments in the project team during the design and construction stages to avoid conflicts in the design and construction methods (architects, mechanical engineers, structural engineers, block engineering quality, project management, procurement ...)
17. Other related duties as assigned.
