About Aspire & Belong
Aspire JSC is a growing residential real estate owner and operator focused on professionally managed rental housing in Ho Chi Minh City. We acquire, develop and operate residential properties across key locations in the city.
Belong is Aspire's customer-facing residential brand, providing thoughtfully designed homes, reliable services and a high-quality rental living experience for both Vietnamese and international residents.
As our portfolio continues to grow and new properties come to market, we are looking for an experienced Leasing Manager to help strengthen our leasing strategy, tenant acquisition channels, team performance and management reporting.
The Role The Leasing Manager will work closely with the Deputy Director of Leasing and Management to drive leasing performance across Aspire's portfolio of residential and serviced apartment properties.
This is a hands-on role combining leasing strategy,
business development, team management and performance analytics.
We are looking for someone who can think beyond individual leasing transactions - someone who understands what drives occupancy, rental performance and conversion, can identify where performance can improve, and can translate leasing data and market feedback into clear actions.
At the same time, the successful candidate should enjoy being close to customers and the market, including meeting prospective tenants, developing corporate and agency relationships, conducting property viewings and helping the team close leases.
Key Responsibilities
Leasing Strategy & Performance
Work with Management to develop property-level leasing strategies, targets, pricing and promotions.
Monitor occupancy, rents, pipeline, renewals, move-outs and market conditions and recommend actions to improve performance.
Conduct competitor and market benchmarking and provide feedback on customer demand, pricing, unit mix and product positioning.
Support leasing strategies and pre-launch activities for new Aspire/Belong properties.
Business Development & Tenant Acquisition
Develop new tenant acquisition channels including direct leasing, corporate accounts, relocation partners, agencies, referrals and strategic partnerships.
Build relationships with corporate HR teams, relocation companies, chambers, international schools, professional services firms and other potential partners.
Maintain and expand relationships with residential agents and identify the most productive partners.
Personally develop leads, conduct client meetings and property viewings, negotiate commercial terms and help close important leases.
Leasing Team Management
Help manage, coach and develop the Leasing Consultants together with the Deputy Director of Leasing.
Review lead allocation, follow-up, property viewings, pipelines and individual performance.
Improve sales discipline, customer engagement, negotiation and closing effectiveness across the team.
Ensure strong portfolio knowledge, cross-selling and timely CRM updates.
Analytics & Management Reporting
Prepare clear weekly and monthly leasing reports for Management covering occupancy, signed leases, achieved rents, pipeline, renewals and key risks.
Monitor leasing performance by property, acquisition channel, agent and Leasing Consultant.
Track key metrics such as lead-to-viewing and viewing-to-lease conversion and identify where prospects are being lost.
Go beyond reporting numbers by clearly explaining what changed, why it changed and what actions should be taken.
Collaboration & Tenant Retention
Work closely with Marketing on lead generation, campaigns, partnerships and new property launches.
Coordinate with Property Management to improve the viewing, move-in and overall tenant experience.
Maintain visibility of upcoming lease expiries and develop proactive renewal and retention strategies.
Share leasing and tenant feedback with Management, Investment and Development teams to help improve future properties.
Candidate Requirements
Bachelor's degree in Business, Real Estate, Hospitality, Marketing or a related field.
Minimum 5 years of relevant experience in residential leasing, serviced apartments, hospitality sales, corporate housing or related business development.
Experience with a reputable serviced apartment operator, residential real estate company, hotel group or property company is preferred.
Experience supervising or coaching a leasing or sales team.
Strong track record in business development and achieving leasing, occupancy or revenue targets.
Strong commercial judgment, negotiation and relationship-building skills.
Strong analytical and management reporting capability, including good Excel and PowerPoint skills.
Strong written and spoken Vietnamese and English.
Existing corporate, relocation, agency or expatriate networks in Ho Chi Minh City would be an advantage.
What We Are Looking For
We are looking for someone who combines the instincts of a salesperson with the discipline of a manager.
The right candidate will be commercial, analytical, proactive and hands-on - comfortable discussing leasing performance with Management, coaching the team, developing new business and personally meeting a prospective tenant when needed.
Residential leasing requires flexibility, so candidates should also be willing to support evening or weekend property viewings when customer schedules require it.
Why Join Aspire?
Aspire offers an opportunity to help build the leasing capabilities of a growing residential platform, rather than work only within a single property.
You will have exposure to multiple properties and customer segments, work closely with senior Management, contribute to pricing and leasing strategy, develop new acquisition channels and have the opportunity to influence how Aspire and Belong grow over the coming years.
Candidates currently working as Leasing Manager, Assistant Leasing Manager,
Sales Manager, Assistant Sales Manager or similar roles within serviced apartments, residential real estate, corporate housing or hospitality are encouraged to apply.
