POSITION OVERVIEW

Senior Manager, Asset Management performs a primary and key independent role of protecting the interests of the owner and his business in the different cycle of planning, construction, or operation. The responsibilities will include direct consulting works and coordination with external consultants appointed on behalf of the client such as specialized F&B consultants. The services offered will vary from owner representation, pre-opening support, asset management, Leisure and F&B consultancy.

Savills Hotels team in Vietnam supervises SEA markets with assignments in Market Study, Scenario Analysis, Feasibility Study, Development Recommendations, Operator Selection, Owner Representative, Investment Brokerage, etc.
Savill Hotels is expanding their services to hospitality owners and developer with the introduction of Asset management support.

Scope Of Work

Review concept design, general floor plan, operating flow to ensure operational functionality of the hotel infrastructural designs at every stage of development
Support in Planning of all BOH areas; review and suggest improvement to the Facility Program
Coordinate with Technical Service team and Development team of hotel operator
Support Owner to review candidates' CVs and to conduct interview key positions (Hotel GM, FC, DOSM, etc)
Attend pre-opening meetings with Owner & Project team
Present and explain the pre-opening process to Owners. Be the bridge between Owner and hotel operator, explain the various stages and nuances of pre-opening, including the standard requirements and compliances that are required
Review pre-opening budget and annual business plans; assessment of hotel profitability and benchmarking against market norms
Prepare the analysis and presentation for yearly budget negotiations with hotel operators
Negotiate the budget/ business plan with hotel operator on behalf of Owner.

Coordinate with other disciplines and external specialized consultants on behalf of Owner.

REQUIREMENT

Experience

At least 3 consecutive years' experience as general manager, hotel manager, director of room division or director of F&B position
Direct in-charge of at least one pre-opening of an international or regional branded hotel
Solid knowledge of hotel departmental organization and operational workflow, with capabilities of reviewing architectural drawings during project planning phase and to provide valuable input to optimize back and front of house planning.
Financially knowledgeable about typical hospitality ratios and KPI's, capable of establishing pre-opening budgets and assisting the pre-opening teams in doing operational financial planning and operational budget.
Able to coordinate with corporate commercial team and the pre-opening team for the execution of hotel launching campaign and the business plan.
Understand the positioning of the Brand, services provided and how customer needs can be met and be capable of closing business.

Skills

Leadership and communication skills to cooperate with pre-opening general manager and the teams.
Presentation skills for conducting kick-off meetings for Owner, GM orientation and brand orientation for pre-opening teams.
Ability to proactively prioritize needs, self-management, put first things first and effectively manage resources and time.

Language

Proficient English (both speaking and writing)
