1. Role Overview
The Design Manager is responsible for leading and controlling the end-to-end design development of residential projects, from feasibility through to completion and post-handover optimization.
Acting as the design custodian on behalf of the
Developer, the role ensures that all design outcomes are aligned with:
• product positioning
• market expectations
• cost targets
• regulatory compliance
• construction feasibility
• operational efficiency
The role requires a strong balance of design excellence, technical capability, and commercial awareness to deliver high-quality, buildable, and market-relevant residential products.
2. Key Responsibilities
2.1 Design Leadership & Governance
• Lead and define overall design strategy across assigned projects in alignment with development objectives and brand positioning.
• Act as the final design gatekeeper, ensuring all design outputs meet company standards and intent.
• Critically review and challenge consultant proposals to drive optimal design solutions.
• Ensure continuity between concept intent, design development, and final built product.
2.2 End-to-End Design Management
• Manage full design process including:
- Feasibility & Test-fit
- Concept Design
- Schematic Design
- Design Development
- Construction Documentation
- Construction & Post-handover review.
• Ensure timely delivery of design milestones in line with project program.
• Drive coordination and integration across all disciplines:
- Architecture
- Landscape
- Interior Design
- MEP & CNS
- Others
2.3 Product & Market Alignment
• Translate development brief into clear product definition (unit mix, layout efficiency, lifestyle positioning).
• Work closely with Sales & Marketing department to ensure:
- Show units reflect actual product intent
- Design supports pricing strategy and absorption
• Benchmark against competitor projects and market trends to ensure product competitiveness.
2.4 Consultant & Stakeholder Management
• Lead appointments, briefing, and management of design consultants.
• Define scope, deliverables, and performance expectations.
• Conduct structured design reviews and decision-making workshops.
• Evaluate consultant performance and provide feedback for continuous improvement.
2.5 Cost, Value Engineering & Commercial Control
• Monitor design development against project budget.
• Lead value engineering initiatives to optimize:
- CAPEX
- Constructability
- Lifecycle cost
• Ensure alignment between design ambition and financial viability.
2.6 Regulatory & Authority Strategy
• Establish submission strategy and ensure timely approvals.
• Ensure full compliance with:
- Vietnam regulations (QCVN)
- Fire safety requirements
- Planning and authority conditions
• Anticipate regulatory risks and propose mitigation strategies early.
2.7 Construction & Site Implementation
• Spot check & review shop drawings, mock-ups, and material submissions.
• Conduct periodic site inspections to ensure design compliance.
• Resolve design-related issues proactively during construction.
• Ensure final product aligns with:
- approved design intent
- contract drawings
- sales commitments
2.8 Feasibility Study
• Support land acquisition and early-stage feasibility studies.
• Assess design potential, constraints, and development efficiency.
• Provide input test-fit to address:
- Master planning
- Unit mix
- Product positioning
2.9 Design Standards, Innovation & Sustainability
• Contribute to development and continuous improvement of internal design guidelines.
• Promote adoption of:
- Sustainable design strategies (EDGE, Green Mark, WELL)
- Smart home and digital infrastructure
- Modular and efficient design solutions
• Drive innovation in residential product design and user experience.
