• Managing and supervise third party service providers; such as security, cleaner, landscaper, MEP service and maintenance vendor
• Managing chief engineer and technician at various properties
• Coordinate the early intervention, inspection, takeover and daily management, and operation of target projects.
• Maintains operating condition of project and equipment, and completes simple repairs
• Monitor or plan jobs completed by outside contractors.
• Supervise and coordinate maintenance and repair of ME system. Performs technical maintenance and repair tasks as appropriate.
• Troubleshoot and resolve resolution of routine maintenance problems, such as structural problems, or basic mechanical or other equipment malfunctions.Manage and comply with the policies, procedures and standards relating to industrial operation to achieve long and short term goals.
• Ensure the industrial portfolio (factories, offices, warehouses, recreational accommodation, etc.) operates efficiently and effectively to the satisfaction of all internal and external stakeholders (tenant, vendor, authority, etc.)
• Coordinate with the Leasing & Tenant Experience Department & Project Management to settle the issues and complaints from the tenants related to operation and business activities.
• Liaise closely and maintain relationships with local authorities, a variety of public, private and community organizations.
• Build and maintain positive working relationships with customers, intermediaries, consultants, and other key groups/individuals and improve customer satisfaction.
• Be the first responder in handling emergencies at property.
• Control the property operation cost, and timely submit various data for analysis according to the company's system requirements.
• Other duties / assignment from the Senior Manager and BOD from time to time.
