I. POSITION PURPOSE
Lead and drive the overall leasing strategy across the Group's shopping malls, retail podiums, and office assets at both project and portfolio levels.
The role is responsible for defining tenant mix strategy, optimizing occupancy, driving sustainable rental revenue growth, and enhancing long-term commercial asset value. The position represents the Investor in negotiations with anchor tenants, strategic retail brands, office tenants, and key commercial partners, ensuring alignment with the Group's investment and development objectives.
II. KEY RESPONSIBILITIES
1. Portfolio Leasing Strategy & Commercial Positioning
• Develop and implement portfolio-level leasing strategies for shopping malls, retail podiums, and office assets, aligned with each project's positioning, target market, and long-term investment objectives.
• Define optimal tenant mix structures, zoning strategies, anchor tenant allocation, office tenant segmentation, and rental positioning.
• Provide strategic commercial input during project planning, design development, mixed-use planning, and asset repositioning phases to maximize leasing efficiency and asset value.
• Advise Executive Management on commercial feasibility, risk exposure, and revenue optimization opportunities across retail and office portfolios.
2. Business Planning & Revenue Optimization
• Lead preparation of leasing business plans, revenue forecasts, and occupancy strategies for both new developments and operating assets.
• Drive achievement of occupancy targets, rental income budgets, and portfolio yield performance across retail and office assets.
• Analyze leasing performance, market benchmarks, and competitor positioning to propose corrective measures or value-enhancement strategies.
• Optimize leasing structures (base rent, turnover rent, office rent structures, incentives, fit-out contributions) to balance competitiveness and profitability.
3. Strategic Tenant, Anchor & Office Tenant Development
• Lead negotiations with anchor tenants, international retail brands, F&B operators, and key office tenants.
• Build and maintain senior-level relationships with major retail groups, multinational corporations, and office occupiers.
• Structure and negotiate complex lease agreements aligned with risk management principles and long-term asset value objectives.
• Ensure quality, sustainability, and brand alignment of both retail and office tenant portfolios.
4. Market Intelligence & Commercial Advisory
• Conduct in-depth market research and competitor benchmarking for retail and office leasing markets at project and portfolio levels.
• Provide commercial advisory input into investment decisions, feasibility studies, asset repositioning, and expansion plans.
• Support preparation of investment proposals and commercial presentations for Executive Committee and Board review.
5. Leadership & Team Management
• Lead, mentor, and develop the leasing team to ensure high professional standards and performance excellence.
• Establish clear KPIs, governance frameworks, and standardized leasing procedures across projects.
• Oversee leasing pipelines, deal structuring, approval processes, and contract governance.
6. Cross-Functional Coordination
• Coordinate closely with Design, Development, Marketing, Operations, Finance, and Legal teams to ensure seamless leasing execution and handover.
• Align marketing campaigns, activation programs, and office leasing initiatives with overall commercial strategies.
• Ensure consistency between leasing commitments and operational execution across retail and office assets.
7. Reporting & Governance
• Report portfolio leasing performance, pipeline status, and revenue forecasts to Executive Management.
• Ensure compliance with internal approval processes, leasing authority matrices, and commercial governance standards.
• Present leasing strategies, performance updates, and commercial recommendations to senior leadership and investment committees as required.

III. QUALIFICATIONS & EXPERIENCE
1. Education
• Bachelor's degree or higher in Business Administration, Real Estate, Economics, Commerce, or related disciplines.
• MBA or international exposure is a strong advantage.
2. Experience
• Minimum 8+ years of experience in retail leasing, shopping mall commercial management, and/or office leasing within mixed-use developments.
• Proven experience leading leasing teams and managing multi-project or portfolio-level leasing.
• Demonstrated success in securing anchor tenants, major retail brands, and key office occupiers.
3. Professional Competencies
• Strong understanding of retail and office real estate markets, leasing models, and commercial dynamics.
• Excellent commercial acumen with solid financial literacy (rental modeling, yield analysis, revenue forecasting).
• Advanced negotiation skills and senior stakeholder management capability.
• Ability to operate effectively at both strategic and execution levels.
• Strong leadership, decision-making, and governance mindset.
4. Language
• Fluent English (spoken and written), capable of negotiating with international tenants and presenting to senior stakeholders.
