Mô tả công việc

NHIỆM VỤ/ MISSION:
Leasing Manager is assisting the Leasing Director in managing retail spaces to achieve targets of current or new projects; both in terms of revenue and concept following the internal leasing process.
HOẠT ĐỘNG/ ACTIVITIES:
• Recruit, select retailers and make the list of prospective tenants - proposing to Leasing Directors/ Head of Leasing.
• Work with Leasing Director in collecting/ inspecting all supported documents to select tenants
• Selection has to be made fairly and consider existing tenant-mix, business potential and attractiveness to mall customers
• Follow the company's policy when offering and negotiating lease terms, including verbal or written offer letter and conditions of retail space leasing such as lease fee, service charge, deposit, free fit out,...
• Proceed with leasing application form, offer letter, deposit, lease agreement, handover space and leasing rate and service charges when the deal is closed
• Together with Leasing Director - acting as Account manager for Nation-wide tenants or for selected shopping malls
• Assist Leasing Director in controlling tenants under conditions and procedures.
• Coordinate with Line Manager (Leasing Director) & Project Manager to ensure tenants fitting out timely with Project schedule as well as strictly following Property Technical standard (approval of all drawings, construction timeline...)
• Proceed with shopping mall/ retail space leasing survey, customer satisfaction survey and update of new concepts in a proactive way
• Control paper work such as leasing contract, annexes, notice sent to and receive from tenants.
• Control and report tenant records to regional Shopping Mall Manager or Assistant Mall Manager.
• Prepare and analyze assigned reports
• Inform Regional Directors in parallel with Regional Shopping Mall Manager immediately in case of emergency or any other urgent matter
• File weekly report on Leasing statis of new projects to Regional/National Shopping Mall Director
Other activities according to job requirements and assigned by Line Managers.

Yêu cầu

NĂNG LỰC YÊU CẦU/ COMPETENCIES:
Functional knowledge & experience:
- Good knowledge of Leasing business in Retail industry and/or Entertainment, Services, Offices and in any relevant industry.
- Experience in working with the customers and internal departments, local Authorities, multiple stakeholders.
Functional skill:
- Good communication with strong customer-focus
- Perfect negotiation & dealing
- Time management
- Sales-oriented mindset
- Listening skills and problem solving skills.
TRÌNH ĐỘ VÀ THÁI ĐỘ YÊU CẦU/ REQUIRED BACKGROUND & ATTITUDE:
- Education: Bachelor's degree or any relevant educational programs.
- Seniority: At least 05 years working experience including 1-3 year experience working in Retail business; Entertainment; Services or job relevant at the real estate environment.
- Language: Intermediate English skills/Other language as an advantage, Fluent English is a strong advantage.
- Office skills: MS Office (Word, Excel, Power Point, Teams...)
- Attitude: Proactive, Customer-focus mindset, Aggressive, Honest, Passionate, Result-oriented, positive attitude and flexible. Expect to work hard in a fast growing international organization
