I. GENERAL INFORMATION
1. Job Title: Facilities & Maintenance Manager
2. Report to: General Manager
3. Working Location: Trelleborg Vietnam Factory - Phu My 3 Specialized Industrial Park, Ba Ria & Vung Tau Province, Vietnam (Shuttle bus will be provided from 3 locations: Ho Chi Minh City, Bien Hoa City, and Vung Tau City).
II. SUMMARY OF THE ROLE
Manages the planning and coordination of all facility functions including maintenance, grounds, heating, cooling, ventilation, cleaning, and building construction. Supervises and coordinates activities to meet the quality and quantity standards set by Trelleborg. Coordinates with internal and external customers on facility status, proposed disruptions, and concerns.
III. TASKS & RESPONSIBILITIES
1. Facility Operations & Maintenance
Ensure all facilities (buildings, systems, equipment) are properly maintained and fully operational.
Plan, organize, and oversee repairs, renovations, and regular maintenance activities.
Manage facility assets, track conditions, and coordinate upgrades or replacements.
Oversee security measures including access control, surveillance systems, and emergency response plans.
Ensure compliance with health, safety, and environmental regulations.
2. Equipment & Technical Maintenance
Develop and implement preventive and corrective maintenance schedules for machinery and equipment.
Supervise and coordinate equipment repairs to minimize downtime and maintain efficiency.
Manage spare parts inventory and ensure availability of critical components.
Conduct root cause analysis of equipment failures to prevent recurrence.
Plan and execute equipment upgrades and modifications.
3. Budget & Resource Management
Develop and manage budgets for facility operations and maintenance activities.
Control costs, negotiate contracts, and allocate resources effectively.
Manage vendors, contractors, and suppliers to optimize quality and cost.
4. Team Leadership & Development
Lead, train, and evaluate facility and maintenance staff.
Provide ongoing training and professional development opportunities.
Foster a safe, collaborative, and efficient work environment.
5. Sustainability & Compliance
Promote eco-friendly initiatives such as energy conservation, waste reduction, and recycling programs.
Ensure compliance with industry standards and regulatory requirements.
6. Reporting & Communication
Maintain records, reports, and documentation related to facility and maintenance operations.
Provide regular updates to senior management on facility and equipment status.
Communicate effectively with other departments, managers, and external partners.
IV. ABOUT THE IDEAL CANDIDATE
Bachelor's degree (or equivalent) in Facilities Management, Engineering, Business Administration, or a related field.
Minimum 5 years of experience in facility and equipment maintenance management.
Extensive experience in facilities management, maintenance, and reliability management.
Proven track record in supervising and managing teams of facility and maintenance staff.
Hands-on experience with manufacturing equipment, processes, and facility systems.
Experience in vendor and contractor management, budgeting, and project execution.
