* MISSION STATEMENT
To be responsible for supporting all the activities related to the development of Town Center in term of leasing, and be responsible for overall operations and management of the shopping center, including public services, tenant relations, technical systems, safety, and coordination with local authorities and internal departments to ensure smooth, safe, and efficient daily operations.
* ROLES
* Operations & Facility Management
- Manage and supervise service providers for cleaning, security, landscaping, waste, and utilities.
- Oversee maintenance of all common equipment (A/C, generators, fire systems, lifts, etc.).
- Resolve incidents immediately and maintain a pleasant environment for tenants and customers.
* Process & Procedure Implementation
- Enforce daily checklists, service reports, and emergency procedures (e.g. theft, fire, leaks, etc.).
- Manage internal approvals and documentation related to repairs, insurance, and incidents.
* Tenant Operations Support
- Monitor tenant compliance with hygiene, safety, licensing, and lease terms.
- Handle violations, signage setup, and coordinate with insurance for damage claims.
- Support onboarding, technical drawings approval, and space handover processes.
- Oversee the service quality of
sales staff, Food Court employees, and rental shop staff.
* Leasing & Debt Management
- Prepare monthly and quarterly leasing reports.
- Coordinate rental invoicing, proformas, and follow up on outstanding debts.
* Casual Leasing & Marketing Support
- Manage short-term leasing (booths, events, signage) and support Leasing & Marketing teams.
- Identify local tenant opportunities and report updates on space availability and layout changes.
* Internal & External Relations
- Liaise with Technical, Security, and Store departments internally.
- Represent the company with authorities (PCCC, Environment, DPI, etc.) and service contractors.
* Other tasks:
- Perform other duties as assigned by the Line Manager.
- Ensure to perform and comply with the responsibilities as required in related SOP to support the job.
- Provide support to other departments when requested.
- Bachelor's degree in Business Administration, Real Estate Management, Property Management, Engineering, Hospitality, or a related field.
- Professional training or certifications in Facilities Management, Fire Safety (PCCC), or Mall Operations is a plus.
- Minimum 5 years of experience in managing operations within shopping centers, commercial buildings, or mixed-use developments.
- Proven experience in dealing with service providers, contractors, and governmental authorities.
- Experience in tenant relations and lease compliance is highly desirable.
