Mô tả công việc
The Role:
The building Technical Staff (TS) primary responsible for operate, check list and maintenance of plant/equipment (Mechanical, Electric, HVAC, Plumbing, Fire protection and security systems...) of the building assigned by the Technical Leader in the shift and from the Deputy Chief Engineer in general.
The Technical Staff reports directly to the Technical Leader all operation, checklist and maintenance of the equipment.
Requirement:
To operate the necessary equipment of the building to provide the services to the tenants punctually.
To carry out the in-house maintenance and repair work assigned by the Technical Leader;
Perform the work order and responsive the tenant's request quickly and professionally;
Record the consumption of electricity and water usage by the tenants monthly as schedules assigned under Tenant's confirmation; record the utilities usages of the building punctually.
Be familiar with the function and the operation guides lines of all the machines of the building;
Maintain the good and professional communication with other department and the Tenants in order to provide the good and professional customer services care to tenants.
Conduct and execute the in-house maintenance works as assigned, to coordinate and supervise the maintenance services to be done by the outside contractor,
Be familiar with the Company and Building rules and regulations, especially Tenant Fiout guide and Tenant handbook; in order to control and supervise the contractors are working in the building to comply with the safety rules have been set.
Familiar with all emergencies cases of the building and respond quickly to any emergency situations.
Do other jobs as required.
Respect of HSE regulation
Respect of work orders procedure and chain of approval
Respect preventive maintenance schedule and report timely
Repair and solve all issues related to electrical LV, back-up generator, light system, control systems assigned by maintenance supervisor.
Solve and troubleshoot power trips
Take proper prompt actions when the generator is out of order.
Keep the record of working tools and materials for repairing and maintenance
Record and report energy consumption
Operate and control all equipments of the building belonging to his scope of work in duty shift
Keep working areas clean at all time
Undertake and follow up other administration ordered by Supervisor
Assist Supervisor to maintain all equipment and other properties of the Company and ensure that it is always in good working condition
Be pro-active in report of problems and proposing solutions
To repair and solve all issues related to water system
To solve problem occurred to main pipes.
Be responsible for maintenance the Sprinkler, AHU, FCU for all floors

Education/experience/other skills and abililites:
Graduated from technical school or vocational school of electricity and hvac files.
Minimum of 1 year experiences in building operations, engineering and equipment and systems maintenance; at the equivalent position or above.
Customer care mind set;
Basic communication in english
Can use the normal microsoft office (email, winword, excel, power point and autocad) are preferred.
Follow the working hours assigned form the monthly duty roster prepared by deputy chief engineer'
Punctually and well grooming, politely and helpful
Available and on call as required.
Graduated from technical school or vocational school of electricity and hvac files.
Minimum of 1 year experiences in building operations, engineering and equipment and systems maintenance; at the equivalent position or above.
