JOB PURPOSE
Investment & Asset Performance Director is responsible for leading investment execution, portfolio performance management, and strategic investment initiatives across the Group's asset portfolio. The role serves as a key bridge between investment strategy and execution, translating the CIO's strategic direction into actionable investment opportunities, transaction outcomes, and value creation plans.
The incumbent will oversee investment sourcing, evaluation, transaction execution, asset performance monitoring, and team development while ensuring investment decisions are aligned with the Group's long-term objectives and return expectations.
KEY ACCOUNTABILITIES
A. Investment Strategy Support & Portfolio Management
Support the CIO in formulating and executing investment strategies across the Group's asset portfolio.
Assess market trends, sector performance, capital flows, and investment opportunities to provide actionable recommendations.
Develop and maintain investment pipelines and prioritize opportunities based on strategic fit and risk-adjusted returns.
Evaluate portfolio performance and identify opportunities for value enhancement, restructuring, repositioning, or divestment.
Prepare investment recommendations and strategic analyses for review by the CIO, EXCO, and Investment Committee.
B. Deal Origination & Transaction Leadership
Lead the sourcing, screening, evaluation, and execution of investment opportunities, acquisitions, joint ventures, partnerships, and strategic transactions.
Direct financial, commercial, operational, and legal due diligence processes in collaboration with internal and external stakeholders.
Develop investment theses, transaction structures, valuation approaches, and commercial negotiation strategies.
Lead negotiations with counterparties, investors, financial institutions, and advisors throughout the transaction lifecycle.
Oversee the preparation of investment memoranda, financial models, valuation analyses, investment committee papers, and transaction recommendations.
Manage transaction processes from opportunity assessment through closing and post-completion integration where applicable.
Present investment opportunities, key risks, and recommendations to senior management and investment governance forums.
C. Asset Performance Management & Team Leadership
Monitor the financial and operational performance of portfolio assets against approved investment objectives.
Collaborate with asset management, operations, finance, and business units to drive asset value enhancement initiatives.
Track key performance indicators including NOI, IRR, ROI, cash flow performance, and value creation targets.
Identify performance gaps and formulate corrective action plans to improve investment outcomes.
Establish reporting frameworks and dashboards to support portfolio monitoring and decision-making.
Lead, mentor, and develop the Investment & Asset Performance team, fostering a high-performance and analytical culture.
Drive continuous improvement of investment processes, governance frameworks, and best practices.
