Mô tả công việc

General Responsibilities
● Report to Operations Manager weekly to update on high priority tasks, long, medium and short term planning.
● Lead Maintenance team to fulfill department tasks.
● Ensure all engineering systems, building systems and all areas of the school are well maintained and safe
● Promote the mission and philosophy of the school amongst local support staff.
● Be flexible and adjust to the needs of the school, actively contributing to its development and growth.
● Communicate effectively with the school's stakeholders, being an ambassador for the school at all times.
Facility Maintenance and Building Systems Maintenance:
• Plan and execute routine maintenance schedules for all school facilities, with a strong focus on ensuring that building systems (electrical, plumbing, aircon, security, fire safety, camera, gas system, elevator, electricity generator, etc.) work efficiently.
• Coordinate and perform repairs and renovations as required for all building systems and constructional work.
• Conduct regular inspections to identify maintenance needs and address them promptly.
• Collaborate with specialized technicians and contractors to ensure the smooth operation of complex building systems.
• Maintain a comprehensive record of maintenance activities, repairs, and costs related to building systems.
Campus Development Projects:
• Collaborate with school leadership to develop and implement a long-term campus development strategy aligned with the school's vision and growth objectives.
• Lead the planning and execution of campus improvement projects, expansions, and renovations, ensuring that building systems are upgraded as needed.
• Oversee the selection and management of contractors, and construction teams for campus development projects.
• Ensure that campus development projects are completed on time, within budget, and to the highest quality standards
• Identify opportunities for innovative campus design, sustainability, and energy efficiency in development projects.
Team Management:
• Supervise and lead maintenance team.
• Provide training and guidance to ensure staff members are skilled and knowledgeable in their roles.
• Monitor staff performance, set goals, and conduct performance evaluations.
Budget Management:
• Develop and manage the annual maintenance and development budget, ensuring efficient allocation of resources, especially for building system enhancements.
• Source and negotiate contracts with vendors and suppliers for materials, equipment, and services related to building systems.
• Identify cost-saving opportunities without compromising safety or quality, with a focus on building systems.
Health and safety:
Ensure that the campus is a safe learning environment for all of the school community
• Identifying potential hazards and rectify in a timely manner.
• Weekly/Monthly Maintenance check to ensure a safe working and learning environment.
• Conduct regular scheduled audits including but not limited to: Electrical safety - annual audit, Fire safety - annual audit, Fire safety - Annual Maintenance checklist, Playground - annual audit, Fire safety - Weekly maintenance checklist and update on the online Sphera system. Follow up to rectify actions after the audits.
• Keep accurate and up to date Health and Safety / maintenance checklists (including fire systems).
• Liaise with Health and Safety Leader to ensure all items are recorded on the online Sphera system.
• Ensure compliance with all relevant safety regulations and codes, particularly those related to building systems.
Inventory Control:
• Manage an inventory of maintenance supplies and equipment, ordering replacements as needed, especially for building systems.
• Maintain records of inventory levels and expenditures, with a focus on building system component
• Write off of old/unwanted/broken equipment following school policy and liaise with the Accounting team accordingly.
Sustainability and Energy Efficiency:
• Explore and implement sustainable and energy-efficient practices to reduce the school's environmental footprint.
• Identify opportunities for renewable energy sources and cost savings.
General:
● Work collaboratively with office administrative team in terms of monitoring services and specific assigned jobs to ensure that all jobs are being carried out efficiently.
● Be part of the holiday rota for office staff.
● Any other task reasonably required by the School Leadership Team.
Child Protection:
Ensure Safeguarding of all students by:
● Passing all Child Protection issues onto the Designated Senior Person for Child Protection.
● Support Operations Manager in ensuring support staff understand the school's commitment to Child Protection and Safeguarding and their role in adhering to and promoting this. This includes working with HR to ensure all staff are trained.

Yêu cầu

• Bachelor's degree in Building Management, Engineering, or a related field (preferred).
• Proven experience in facility maintenance management, preferably in an educational or hospitality or apartment building maintenance
• Strong knowledge of building systems, maintenance techniques, and construction practices.
• Excellent leadership and team management skills.
• Budgeting and financial management experience.
• Knowledge of safety regulations and compliance standards.
• Strong organizational and communication skills.
• Problem-solving abilities and attention to detail.
• Good communication skills (English, Vietnamese)
• Computer skills (work, excel)
