Key Responsibilities
• Lead and manage the quantity surveying team across multiple real estate development projects.
• Prepare detailed cost estimates, budgets, and cash flow projections for new and ongoing projects.
• Conduct feasibility studies and cost benchmarking for proposed developments.
• Manage tender processes including preparation of BOQ (Bill of Quantities), scope of works, and evaluation of contractor bids.
• Negotiate, draft, and administer contracts with consultants, contractors, and suppliers.
• Monitor project costs during construction phases to ensure alignment with approved budgets.
• Perform regular cost reporting, value engineering, and risk assessment throughout the project lifecycle.
• Assess and validate contractor claims, variations, and progress payments.
• Liaise with project management, design, construction, and finance teams to optimize cost efficiency.
• Ensure compliance with local laws, regulations, and internal policies related to procurement and cost control.
• Provide strategic advice to senior management on cost-related matters.
• Any other ad hoc matters as and when assigned by supervisor

Yêu cầu
Qualifications & Experience:
• Bachelor's degree in Quantity Surveying, Construction Economics, Civil Engineering, or a related field.
• Minimum of 10 years of experience in quantity surveying, with at least 5 years in a managerial role.
• Proven experience in real estate development, particularly in residential, commercial, or mixed-use projects in Vietnam.
• Strong knowledge of local construction costs, market trends, and Vietnamese construction regulations.
• Excellent negotiation, communication, and leadership skills.
• Strong analytical and problem-solving capabilities.
• Good command of English and Vietnamese (both written and spoken).
