1. Asset Operation Strategy
• Develop and execute operation strategies for various real estate assets (offices, apartments, retail spaces).
• Manage leasing strategies to minimize vacancy and maximize returns.
• Set and analyze short-term and long-term KPIs.
2. Leasing & Tenant Management
• Handle lease contracts, renewals, and terminations.
• Attract and onboard tenants, managing the entire move-in process.
• Manage rent collection and handle delinquencies.
• Respond to tenant inquiries and enhance tenant satisfaction.
3. Budgeting & Cost Management
• Prepare and manage annual/quarterly operating budgets.
• Analyze and optimize operating expenses (service contracts).
4. Reporting & Communication
• Prepare operation reports for management and head office.
• Coordinate effectively with tenants, vendors, and internal teams
Yêu cầu
1. Education
• Bachelor's degree in Real Estate, Business Administration, Property Management, Economics, Finance, Law, or related fields.
2. Experience
• Minimum 3-5 years of experience in leasing, property management, asset management, or real estate operations.
• Experience managing office buildings, commercial centers, retail spaces, serviced apartments, or mixed-use developments is preferred.
• Proven experience in tenant acquisition, lease negotiation, and contract management.
• Experience working with foreign tenants is an advantage.
3. Skills

• Leasing and negotiation skills.

• Market research and rental price analysis.
• Ability to handle tenant complaints and conflict resolution.
English Skills
• Good command of spoken and written English.
• Able to communicate, negotiate, and correspond directly with foreign tenants and partners.
• Ability to prepare reports and lease-related documents in English.
Computer Skills
• Proficient in Microsoft Office (Excel, Word, PowerPoint).
• Experience with property management software is an advantage.
