Associate Director, Sales & Marketing (Leasing)

You will manage the commercial Leasing & Marketing Department and to supervise the Leasing team to formulate and implement strategies to maximize the revenue and occupancy rates at all times for all of the commercial properties within the Company's portfolio.
• Manage and direct daily leasing/ marketing activities according to company policies, procedures and standards
• Manage all leasing functions: new lettings, renewals, rent review, surrenders, pre-terminations, negotiations, etc...
• Monitor trends for competition in the market (both Hanoi and Saigon)/ manage market intelligence as well as conduct market research of competitors, market benchmark in order to formulate and implement leasing strategies which are suitable to relevant assets
• Build and maintain strong relationships with tenants, agencies/ brokers/ consultants, etc...
• Prepare and manage annual budget exercises, reports, rental forecast and productivity
• Manage/ monitor lease management team and review all monthly reports (rent rolls, leasing updates, commission reports)
• Take charges of lease management division (leasing template and procedure standardization, unlock/approve SAP contracts, templates' variation reviews, etc...)
• Develop and implement procedures to improve efficiency and profitability
• Manage leasing team's day-to-day performance
• Provide clear guidance, support, leadership to leasing team members
• Work closely with Property Management/ operations, Asset Management and Finance teams to ensure to achieve the most efficient result and compliance.
• Ensure to reach set budgets
• Complete all tasks/ assignments from direct manager, respective Asset Managers and senior management on time
