Critical Path & opening framework
Own, update and roll out the BIM Hospitality Hotel Opening Playbook, End-to-End opening process and benchmark Critical Path, applicable to both hotel and non-hotel projects; define key opening milestones and align them into the KPIs of the departments concerned.
Tailor the Critical Path for each opening and manage it weekly: collect updates from all parties (PMU/Design, operator, supporting functions) and drive them to complete their tasks with evidence of works done or completed.
Tracking design, construction & handover milestones
Obtain progress updates from PMU/Design to reflect design and construction milestones in the Critical Path and flag early any risk to the opening date. Design and construction are led by PMU/Design; where needed, pass operator comments to PMU/Design through the designated focal point.
Track handover milestones on the Critical Path (testing & commissioning, snagging, as-built documents, post-opening defects).
Coordinate the FF&E/OS&E handover plan to the operator with the OS&E team: ensure handovers are fully recorded by Procurement with documents in line with Company rules, and asset codes are assigned by Accounting before handover.
Operator coordination & pre-opening budget
Work with the operator's pre-opening team (Pre-opening, GM): agree the pre-opening plan, integrate the operator's tasks into the Critical Path and track their delivery.
Work with Finance to review, recommend for approval and control the operator's pre-opening budget and working capital; report variances and propose adjustments.
Operational readiness & supporting workstreams
Track, with Legal and the operator, the licences and certificates needed before opening (business licence, food safety, liquor, star rating, etc., depending on project type).
Run opening readiness reviews (go/no-go), soft opening and operational trial runs with the operator.
Track the supporting opening workstreams - FF&E/OS&E (with the OS&E & Procurement team), manning, recruitment, training and staff housing (with HR), IT systems, and the PR-marketing plan and opening events (with Marketing & Communications) - keeping each aligned with the Critical Path.
Reporting, risk management & continuous improvement
Report regularly to the Head of Hospitality on Critical Path progress, risks, issues and decisions required; propose recovery actions when the opening date is at risk. After opening, run a lessons-learned debrief and update the Playbook & Critical Path.
Perform other tasks as assigned by the Head of Hospitality.
