Project Management
• Prepare, develop, and maintain the master programme for the project, including key milestones, priorities, and critical activities.
• Define and coordinate project objectives, scope, planning assumptions, budget framework, and key performance measures.
• Lead the overall coordination of all parties involved in the project, including internal departments, consultants,
designers, contractors, and other stakeholders.
• Ensure alignment between project execution and management expectations in terms of scope, budget, schedule, quality, and delivery priorities.
• Monitor progress across all disciplines and ensure timely follow-up of pending actions and open issues.
• Lead regular coordination meetings and ensure proper follow-up of action points and decisions.
• Establish effective project dashboards and reporting tools to support project visibility and control.
• Ensure that communication flows are clear, structured, and efficient across all project stakeholders.
Assign and coordinate project resources effectively and identify resource needs at task level.
• Lead project close-out activities, including follow-up of outstanding items, handover coordination, final reporting, and transition to operations where applicable.
Planning, Monitoring and Control
• Develop and maintain the master schedule, including baseline programme, key milestones, and recovery plans where necessary.
• Monitor project progress against the approved schedule and identify any delay, deviation, or risk of slippage.
• Analyse schedule impacts and propose mitigation or recovery measures.
• Ensure that project monitoring tools are updated regularly and accurately.
• Support the implementation of practical control mechanisms to track deliverables, timelines, responsibilities, and dependencies.
• Conduct periodic site visits and inspections to verify progress, identify bottlenecks, and support project control.
Coordination of Design and Technical Interfaces
• Coordinate the different technical and design contributors involved in the project.
• Ensure proper integration and coordination across Civil & Structural, Architectural, Interior Design, and MEP disciplines.
• Identify coordination gaps, interface risks, technical inconsistencies, or constructability concerns, and ensure timely escalation and resolution.
• Follow up on design progress, technical clarifications, reviews, and approvals required for project advancement.
• Support management in maintaining overall visibility on technical coordination and project readiness.
Project Control and Finance
• Perform a key role in setting up and monitoring the project budget.
• Review and update the budget in coordination with the QS department and other relevant parties.
• Review and coordinate the financial follow-up of the project, including costs, commitments, WIP, cash flow, and budget deviations.
• Consolidate, analyse, and report financial and operational KPIs with the support of other departments.
• Anticipate and alert management on financial, operational, contractual, and scheduling risks.
• Develop and maintain practical risk management and control measures to prevent cost overruns and schedule delays.
• Support budget forecasting and monitor alignment between progress, cost status, and cash flow projections.
Contract, Change and Procurement Coordination
• Review and coordinate variation orders, change requests, and claims, and assess their impact on budget and timeline.
• Support management in the review of contractual, technical, and commercial matters affecting project execution.
• Coordinate with relevant teams on procurement planning and ensure alignment between technical requirements, budget, and project schedule.
• Monitor the status of major procurement and subcontracting actions affecting project delivery.
• Ensure key contractual and commercial issues are identified early and properly escalated to management.
Reporting, Documentation and Governance
• Develop and maintain the document control system, reporting structure, and communication flow for the project.
• Ensure proper tracking of key submissions, approvals, correspondence, technical queries, and project records.
• Maintain accurate and timely reporting to management on progress, risks, budget status, delays, and required decisions.
• Prepare clear dashboards, summaries, presentations, and recommendations to support management decision-making.
• Ensure compliance with internal procedures, reporting standards, approval workflows, and project governance requirements.
Risk and Issue Management
• Identify project risks, delays, coordination issues, and operational constraints at an early stage.
• Develop mitigation actions and follow through on implementation with the relevant stakeholders.
• Escalate critical risks and unresolved issues to management with clear analysis and recommendations.
• Maintain a proactive approach to problem-solving in order to protect project objectives and delivery commitments.
- Bachelor's Degree in Planning, Engineering, Construction Management, Architecture, or a related field is required.
- Minimum 10 years of experience in project management.
- Experience in a client-side or
developer-side project management role is required. Experience on contractor side would be a plus.
- Strong experience in coordinating multidisciplinary construction or development projects.
- Good understanding of project planning, budgeting, cost control, reporting, and risk management.
- Familiarity with project dashboards, financial follow-up, scheduling tools, and performance monitoring.
- Ability to coordinate multiple stakeholders and manage complex project interfaces.
- Technical skills: Proficient in Microsoft Office, especially Excel and PowerPoint. Good knowledge of project planning tools, S-curve analysis, budgeting, and cost control.
- Personal skills: Strong analytical skills, communication skills, coordination ability, organizational capacity, active listening, autonomy, and problem-solving mindset.
- Language: Fluent English, both written and spoken.
