Description
The Property Manager is reporting directly to the Head of Property Management and is responsible for the followings:
* Oversee and monitor Facilities Management Services at the logistics building(s) which he/she is assigned to
* Lead a team of Chief Engineer & Technicians to run the day-to-day operation at the logistic building including taking over of completed premises from the main contractor and handing over to the incoming tenant(s)
* Participate in periodic budget planning and cost control of operating and capital expenses, annual property management budget preparation
* Implement improvements on property management processes and procedures to ensure the smooth and efficient running of the property management team.
* Manage relation to tenants/authorities
* Manage tenant's fitting out works with reference to the tenant's guide
* Provide tenants/authorities with updates of electrical, water, and other critical service outages and scheduled shutdowns
* Attend to all emergencies promptly and feedback by tenants, and take remedial actions with minimal inconvenience and disruption
* Inspect properties and arrange for repairs and new materials in a cost-effective way when needed. Improve building maintenance standards and efficiency
* Investigate and resolve property complaints and rental violations, ensure compliance with relevant laws and regulations, building regulations
* Conduct audits to ensure that all safety procedures, including disaster recovery, business continuity plan, emergency response plan, and escalation procedures are in place and maintained
* Oversee all administrative support for the logistic building(s)
* Responsible for executing all identified and approved asset enhancement initiatives (AEIs) and improvement plans
* Develop and implement innovative programs and processes that reduce utility costs, increase productivity and savings
* Any other assignments as and when directed by the Management
Profile
* The successful candidate will possess a Bachelor's Degree in Finance, Real Estate, Economics, Hospitality or Property Management or related fields and at least 8 years of working experience in property management, ideally in Logistics, Industrial Real Estate.
* He/She should also have solid experience across the full range of Property Management duties including Planning and Estimation, Customer Orientation, Tendering and Evaluation, Resource Management, Contract Management, Negotiation, and Problem-solving.
* Attention to detail to ensure SOPs are applied and enforced accurately and tenant issues or questions are addressed in a timely manner.
* Excellent English level in both writing and speaking skills is a must.
* Establish good relationships with occupiers, contractors, and service providers.
* High flexibility, endurance, and good teamwork spirit are required.
