POSITION OVERVIEW
• Position: Property Manager /
Project Manager• Location: Villa Riviera, Ho Chi Minh City
• Job Objective: To comprehensively lead and oversee the daily operations of the Villa Riviera compound. The successful candidate will ensure top-tier standards of security, safety, fire prevention, and environmental sanitation, while elevating the premium living experience for the entire residential community.
KEY RESPONSIBILITIES
1. Operations & Team Leadership
• Directly lead, manage, and take ultimate responsibility for the performance and daily activities of all property management staff.
• Oversee recruitment, conduct periodic training, and perform performance evaluations for the management team to build a highly professional workforce.
2. Vendor Management & Quality Control
• Establish and optimize operational procedures and control standards (SOPs) to ensure the professional delivery of all services within the compound.
• Supervise and evaluate the performance of outsourced service vendors, including but not limited to: Security, Cleaning, Landscaping/Gardening, and external construction or repair contractors.
• Lead the annual public bidding process to select the most qualified and cost-effective service providers for the property.
3. Engineering & Asset Maintenance
• Formulate and execute periodic preventive maintenance plans for all technical infrastructure and equipment, including public lighting, domestic water supply, wastewater treatment, water pumps, fire-fighting systems, power generators, security systems, and all other technical assets.
• Ensure all technical facilities operate stably, safely, and efficiently.
4. Financial Management & Reporting
• Formulate annual operational budgets (OPEX) for the Management Committee's approval, ensuring highly efficient budget utilization.
• Prepare and submit comprehensive financial and operational reports (monthly, quarterly, and annually) to the Management Committee on time.
5. Community Relations & External Affairs
• Act as the authorized representative of the Management Committee and residents when working with local government authorities and relevant agencies.
• Serve as the main point of contact for residents and tenants, addressing feedback and ensuring all resident activities strictly adhere to the Rules and Regulations of the Villa Compound.
• Coordinate and organize periodic community events during holidays and festivals to foster a cohesive, harmonious, and multicultural residential community.
• Experience: Minimum of 05 years of experience in property management. Preference will be given to candidates with experience managing luxury villa compounds, high-end resorts, or Grade-A serviced apartments.
• Knowledge: Deep understanding of real estate laws, housing regulations, and operational bylaws concerning residential properties.
• Language Proficiency: Fluent in English (both written and spoken) to communicate effectively with international residents and global partners.
• Core Skills:
o Exceptional problem-solving, crisis management, and incident resolution skills.
o Excellent communication and interpersonal skills, with strong cultural sensitivity to interact adaptively with diverse nationalities and backgrounds.
• Technology: Proficient in Microsoft Office suite and property management software/data tools.
Education & Certifications: Degree in Architecture, Civil Engineering, or a related field is preferred. Holding a valid Project Management certification (e.g., PMP, Prince2) is a strong plus.
