Key Responsibilities
1. Sales Team Management
• Lead, motivate, and manage a team of 15-20
sales executives.
• Allocate daily and weekly property visit schedules and assign visit staff or sales executives accordingly.
• Review daily visit reports submitted by the team and ensure accuracy of information and ensure follow-up actions on the pending items to finalize the deals.
• Set and monitor monthly, quarterly, half-yearly, and annual KPI targets for the sales team.
• Conduct regular training, guidance, and performance reviews to ensure consistent improvement.
2. Property Verification & Visit Handling
• Oversee property verification to ensure listings are accurate with correct information, pictures/videos and correct ownership.
• Coordinate with the Admin Team to confirm and handle all property visits and schedules.
• Ensure smooth customer experience during visits - from meeting customers to showing properties/projects, explaining everything in details and to follow-up to close the deal.
• Manage daily and weekly allocation of
sales staff to handle property visits.
• Monitor visit performance and take corrective action where needed.
3. Negotiation & Deal Closure
• Actively participate in negotiations between property owners and customers for buying, selling, or renting transactions.
• Work closely with property owners, customers, and
developer sales teams to finalize deals.
• Handle primary sales coordination with developers and real estate projects.
• Ensure that every closed deal follows company pricing, documentation, legal procedures and standard guidelines.
• Cultivate long-term partnerships with developers, property owners and customers, ensuring their needs are met while maximizing sales opportunities.
4. Documentation & Handover Coordination
• Liaise with the Documentation Team to manage contracts, agreements, and legal documents for all transactions.
• Oversee property handover processes and ensure all customer and owner obligations are fulfilled.
• Verify and sign off on final documentation before submission to management.
5. Coordination & Communication
• Collaborate closely with:
o Admin Team → for property visit management, visit scheduling, and customer coordination.
o Documentation Team → for agreement preparation, signature collection, and compliance.
o Marketing Team → to align sales campaigns and promotional offers.
• Maintain open and clear communication channels between departments to ensure efficiency and customer satisfaction.
6. Sales Strategy & Performance
• Plan and execute strategies to achieve monthly, quarterly, half-yearly and yearly sales targets.
• Monitor sales trends, conversion ratios, and visit-to-deal performance.
• Provide regular sales reports and insights to management for decision-making.
• Suggest process improvements to enhance customer experience and operational efficiency.
• Analyse market trends, competitor activities, and customer feedback to refine sales tactics and suggest new ways to improve visit-to-deal performance.
