* POSITION OVERVIEW
This position will spearhead initiatives aimed at expanding the company's landbank through the establishment of robust networks of landlords and project owners. This role will oversee critical functions including business development and asset management, pivotal to company's growth and success.
* JOB RESPONSIBILITIES
1. Business & Landbank Development
- Drive business development initiatives aimed at expanding company's landbank and market presence, with a focus on cultivating strategic partnerships and alliances.
- Develop and implement strategies to identify, acquire, and secure land parcels suitable for development, leveraging networks of landlords and project owners, and real estate agents.
- Establish and nurture strong relationships with key stakeholders; including landowners, government authorities and financial institutions to facilitate land and project acquisition negotiations and agreements, ensuring alignment with prevailing laws and company's strategic objectives.
- Conduct thorough market analysis, due diligence and feasibility study to assess the feasibility and potential of prospective land acquisitions, considering factors such as location, zoning regulations, and market demand.
- Collaborate with cross-functional teams to develop and execute business development strategies aligned with company's growth objectives.
2. Asset Management
- Manage and optimize company's land assets, including organizing, coordinating and monitoring performance, utilization, development potential and divestments.
- Develop and implement asset management strategies to enhance the value and potential of property assets, mitigating risks and maximizing returns.
- Conduct thorough market analysis, due diligence and feasibility study to assess the feasibility and potential of prospective asset transfer, considering factors such as price, payment schedule and investor's reputation.
- Collaborate with internal teams and external partners to identify opportunities to enhance profitability while prudently managing risk factors.
3. Others
- Build and maintain strong relationships with government agencies, regulatory bodies, and industry leaders on related to assigned projects.
- Foster a high-performance culture, ensuring that teams are aligned with company's core values
- Other tasks as assigned by Line Manager.
*** Working conditions
- Working Time: 8:00am - 6:00pm, Mon - Fri;
- Working overtime is available in accordance with the working demand or request from the Line Manager;
- Working equipment: one laptop, 01 telephone with a specific extention line, and 01 email account;
- Bachelor's degree in business administration, finance, real estate management, or a related field; an advanced degree (MBA, MSc, etc.) is preferred.
- Proven track record of success in business development, particularly in land acquisition and landbank expansion within the real estate industry, investment industry with a minimum of 10 years of experience.
- Strong network of relationships with land owners and real estate agents, with demonstrated experience in negotiating and closing land and project acquisition deals.
- Strong negotiation skills, with experience working with investors, joint venture partners, and regulatory authorities
