Design commercially competitive FTZ offerings that integrate available incentives and market advantages.
Product Design & Specification
Develop detailed product specifications for:
Ready-built warehouses (RBW)
Bonded cross-dock facilities
E-commerce fulfillment facilities
Multi-country consolidation centers (MCC)
Industrial land products
Build-to-suit opportunities
Translate tenant and investor requirements into practical product specifications and development requirements.
Development Planning & Phasing
Define Phase 1 development scale, including:
Land allocation (hectares)
Gross floor area (GFA)
Product mix
Development sequencing
Recommend development phasing based on market demand, leasing commitments, and investment priorities.
Commercial & Pricing Strategy
Develop warehouse rental pricing frameworks and commercial assumptions.
Support leasing strategy and pre-leasing campaigns by providing product positioning and pricing recommendations.
Ensure pricing remains competitive while supporting project return objectives.
Feasibility & Investment Planning
Conduct and coordinate technical, commercial, financial, and regulatory feasibility assessments.
Lead preparation of product-related inputs for investment approval submissions.
Support development of business cases and financial assumptions for FTZ projects.
Stakeholder Coordination
Act as the primary coordinator between:
Market research consultants
Master planning consultants
Business Development teams
Prospective tenants and investors
Internal strategy and development functions
Ensure product requirements are reflected in planning and investment decisions.
