Senior Quantity Surveyor (Aeon Hai Duong Project)

1. Objective/Expectation:
We are seeking a highly experienced and committed Senior Quantity Surveyor to join our dynamic team. The successful candidate will play a critical role in supporting the Commercial Manager in the quantity, cost and contract management of construction projects. The role requires close collaboration with project teams, subcontractors, and clients to ensure the delivery of accurate quantity take -off, cost estimations, and contract compliance throughout the project lifecycle.
2. Principal Duties & Accountabilities
2.1 Quantity Take-off
• Prepare quantity take-offs and Bills of Quantities (BOQ) based on design drawings and specifications.
• Perform re-measurements and ensure accurate quantity tracking for interim and final accounts.
• Liaise with estimators during project hand-over and cost transfer processes.
2.2 VO/VE Control (Variation Orders / Value Engineering)
• Identify and analyze variations, prepare VO logs, and negotiate change orders with clients and subcontractors.
• Assist in implementing Value Engineering exercises to optimize design and cost without compromising on quality or performance.
• Maintain control of subcontractor accounts and minimize variation costs.
2.3 Interim Payment
• Prepare and review interim payment applications and certificates.
• Evaluate subcontractor payment claims based on actual progress.
• Liaise with client representatives for certification and arrange appropriate payments.
• Monitor contract charges and ensure timely notifications to subcontractors.
2.4 Contract Management & Cost Control
• Manage procurement activities, including preparation of subcontract orders in line with company procedures and project schedules.
• Assist in finalizing contractual terms and final account settlements with subcontractors and clients.
• Perform cost planning and budget management throughout the project stages.
• Conduct monthly cost/value reconciliation, forecast cash flows, and report to the Commercial Manager.
