- To process accounting for tenants at the Shopping Center; ensure and manage tenants' revenue and payment progress
- To manage the facility and keep safe, secure and comfortable
- To communicate with other lines and related departments to support operation of tenants
- To attract more customers to visit the shopping Center
- To support the tenants for the best sales performance and maximize sales revenues of each tenants.
- To utilize assets and earn other income
- To evaluate operation efficiency of tenants to make replacement plan, thereby maximize profit and improve image of company
- To check frequently tenants to provide timely support for smooth daily operation.

1. Floor Operation
- Floor checking: Supervise hygiene, technical and safety in Front of House (FOH) / Back of House (BOH) / warehouse (if any) of F&B tenants and activities issues at the floor on operation time
- Keep track of stock availability, for display, and for sales in store, discuss with the tenants to ensure stock sufficiency
- Supervise brand staff services, review the situation and request cooperation from the tenants in brand staff management in accordance with AVN's regulation
- Collaborate with other lines to train and supervise tenant staff and handle customers complaints in accordance with AVN regulations
- Collaborate with ADV and related departments to ensure facilities and utilities in the SC is always up to standards.
2. Leasing Management
- Supervise and keep track with retail market to create potential vendor list and potential tenants
- Maintain and build up partnership with current tenants to evaluate business performance plan and strategies of them
- Build and report T&C (terms and conditions) policy for each tenant; Draft and negotiate to finalize T&C, and Tenancy Agreement, MOU
- Proceed extension or termination of Tenancy Agreement with tenants on expiry date and proceed related procedures
- Resolve requests for support of tenants related to T&C and lease contracts during the contract execution
- Evaluate operation efficiency of brands in our store to make replacement plan, thereby maximize profit and improve image of our company
3. Tenants Operation
- Fitting-Out: To cooperate, supervise the tenants in fire-fighting works including design, approval, construction and inspections in accordance with applicable laws and of AVN.
- Payment: Work with Finance Team to handle finance-related issues in the contracts and in actual operation; Manage and confirm tenant's daily sale modifications
- Work with Tenant and collect documents related to tenant's ERC, IRC, Insurance, Fire safety documents, etc.
4. Sales & Marketing Event
- To analyze data such as sales and rent of tenants, and using it to make improvements
- Update about the brand's marketing campaign, guide and supervise the team's staff to check and implement with the tenants.
- To plan and implement sales promotions.
- To communicate with the store managers of each tenants
- To propose new initiatives to attract customers and increase revenue for the shopping center.
- Supervise sales performance and analyze the report for reflection
- To search for potential business partners and propose solutions to expand the sales budgets at the shopping center.
5. Admin & Accounting
- To monitor tenant execution including compliance and daily process to ensure that SC regulations are strictly followed and to maintain a high level of customer service (tenant attitude, tenant staff management, violation, insurance, food hygiene, etc.)
- To manage tenants' information to keep the SC running smoothly.
- Supervise to implement orientation for new tenant employees.
- To coordinate with ADV to check safety, solve any incidents of tenants regarding equipment and technical systems such as water leaking, broken roller shutter, blackout, etc.
- To instruct operation procedures and regulations of SC to tenants, suppliers, vendors and follow their implementation.
- To handle facility and security requests from tenants and contractors.
- To follow all fit-out work, renovation, event set-up in the shopping mall and report the schedules and relevant incidents if any.
- To ensure tenant's sales revenue is checked daily and updated accurately on the system.
- To ensure payments are paid in full and on schedule.
6. Others
- Support other departments as necessary
- Other tasks or responsibilities as assigned by direct Line Manager and Store Manager.
Yêu cầu
Must have:
- Bachelor's degree
- At least 3 years of working experience in relevant fields.
- Good computer skills (Especially Excel).
- Good negotiation and persuading skill and experience.
- Good command in English
