Position Summary
Meraki is seeking a proactive and technically strong Design Manager to take ownership of the overall design management process across all project disciplines. The ideal candidate should have sound architectural fundamentals, strong design management capabilities, practical construction knowledge and the ability to work independently in a fast-paced, owner-led development environment.
The Design Manager will be responsible for managing design development, overseeing consultants, ensuring design quality and compliance, monitoring deliverables and milestones, managing design risks and driving timely resolution of technical issues. The role works closely with the Project Director, Management, PMU, Legal, Marketing, Sales and other relevant stakeholders to ensure that the project design meets the approved brief, business objectives, brand/operator requirements, budget and construction program.
Key Responsibilities
• Lead overall design management: Manage and oversee the design development process across Architecture, Interior Design, Landscape, Structure, MEP and specialist disciplines, ensuring consistency, quality and alignment with the approved project brief and development objectives.
• Manage consultants and design deliverables: Direct and oversee design consultants, monitor their performance and deliverables, establish clear expectations and ensure timely submission of coordinated, complete and technically compliant design packages.
• Control design quality and technical compliance: Review and assess design drawings, shop drawings, RFIs, materials/samples and technical submissions to ensure design quality, interdisciplinary integration, compliance with applicable codes and regulations, and practical constructability.
• Manage design issues and risks: Identify design gaps, technical conflicts, program risks and potential cost implications at an early stage. Lead discussions with relevant stakeholders, evaluate alternative solutions and drive corrective actions through to resolution.
• Oversee statutory approvals and regulatory compliance: Work with consultants, PMU and Legal to ensure that design documentation complies with Vietnamese building codes and regulations and that submissions and approvals from relevant authorities are properly managed and tracked.
• Manage project brief and stakeholder requirements: Ensure that the design reflects the approved project brief, owner requirements, hotel operator/brand standards and business objectives. Evaluate design alternatives and support Value Engineering initiatives to optimize cost, functionality, quality and long-term operational efficiency.
• Oversee design during construction: Lead the resolution of design-related issues arising during construction, including site queries, mock-ups, design changes and technical clarifications. Ensure timely responses from consultants and maintain consistency between the approved design intent and construction implementation.
• Manage design program and milestones: Establish and monitor design deliverables, submission schedules and key milestones. Proactively identify delays, resource gaps and dependencies, and implement or recommend corrective actions to protect the overall project program.
• Drive cross-functional collaboration: Work closely with the Project Director, Management, PMU, Legal, Marketing, Sales, construction teams, consultants and other stakeholders to align design decisions with project requirements and facilitate timely decision-making.
• Report to Management and provide recommendations: Provide clear and timely updates on design progress, consultant performance, critical issues, risks, budget implications and proposed solutions. Present practical recommendations and alternatives to support Management's decision-making.
