Fundraising Analyst (Real Estate)

I. GENERAL INFORMATION
Position: Fundraising Analyst
Department: Investment
Reports to: Investment Manager
Working Location: Ho Chi Minh City
II. JOB PURPOSE
Responsible for collecting and analyzing market data; developing loan and fundraising plans; working with banks and investors. At the same time, review contracts and financing structures to optimize financial efficiency and control risks for the company.
III. KEY RESPONSIBILITIES
1. Market Analysis & Investment Project Evaluation
- Collect, consolidate, and analyze market data, industry trends, financial data, and information related to investment projects.
- Develop financial models and feasibility assessment models for investment projects.
- Conduct cash flow analysis, investment performance evaluation, cost of capital analysis, and financial indicators to support investment decisions.
- Monitor and update factors affecting the capital market, interest rates, and investment environment.
2. Fundraising & Financial Partner Coordination
- Develop loan and fundraising plans aligned with the financial needs and development strategy of the project.
- Work with banks, financial institutions, investment funds, and investors to implement fundraising plans.
- Prepare credit applications, fundraising documents, and related materials as required by financial partners.
- Monitor disbursement progress, credit conditions, and financial obligations of loans.
- Maintain and develop relationships with banks, credit institutions, and strategic investors.
3. Contract Review & Financial Structure
- Review financial terms in loan agreements, investment cooperation agreements, and related documents.
- Analyze and propose suitable financing structures to optimize capital costs and minimize financial risks.
- Coordinate with relevant departments and consultants during negotiation processes and completion of legal and financial documentation.
- Monitor compliance with credit conditions, covenants, and financial commitments of the project.
4. Reporting & Other Duties
- Prepare periodic reports or ad-hoc reports as required by management.
- Maintain and manage project financial data, financial records, and fundraising documentation.
- Perform other tasks assigned by the direct manager.
