Role Overview:
The Design Manager - MEP is responsible for leading and coordinating all Mechanical, Electrical, and Plumbing (MEP) design aspects across residential development projects.
The role ensures that MEP systems are designed, coordinated, and implemented in accordance with company design standards, project objectives, local regulatory requirements, and international best practices.
The role acts as the key technical authority within the Design Management team for MEP systems and works closely with architects, consultants,
project managers, and construction teams to deliver efficient, sustainable and high‐quality building services solutions.
Key Responsibilities:
1. MEP Design Management
• Lead and manage the design development of MEP systems from concept design through construction.
• Review concept, schematic, design development and construction drawings.
• Coordinate MEP with architectural, structural and landscape design.
• Provide guidance on HVAC/ACMV, electrical, ELV, plumbing, fire protection, vertical transportation and smart building systems.
2. Technical Review & Governance
• Review drawings, calculations, specifications and technical submissions by consultants.
• Ensure compliance with Vietnam codes, fire regulations and internal company design standards.
• Identify design risks, technical conflicts and cost implications.
• Recommend improvements to optimize performance, constructability and lifecycle cost.
3. Design Standards & Guidelines
• Support development and implementation of internal MEP design guidelines.
• Maintain consistency of MEP design quality across projects.
• Support preparation of design circulars, specifications and technical manuals.
• Promote sustainable design solutions such as energy efficiency, water efficiency and smart home infrastructure.
4. Consultant Management
• Manage and coordinate MEP consultants during all design stages.
• Lead technical meetings and design coordination workshops.
• Monitor consultant deliverables, quality and schedule.
5. Project Coordination
• Work closely with Development, Project Management, Cost, Marketing and Sustainability teams.
• Align MEP systems with project budget, buildability and operational requirements.
• Participate in value engineering and cost optimization exercises.
6. Construction Support
• Review shop drawings and material submissions.
• Support technical issue resolution during construction.
• Participate in site inspections and commissioning reviews.
7. Due Diligence & Feasibility
• Conduct technical studies during early project stages.
• Evaluate infrastructure capacity and technical constraints for new developments
Qualifications:
Education
• Degree in Mechanical Engineering,
Electrical Engineering, Building Services Engineering or related discipline.
Experience
• Minimum 5-8 years of experience in building services engineering or MEP design.
• Experience in residential development or large‐scale building projects preferred.
Technical Skills:
• Strong knowledge of HVAC / ACMV systems
• Electrical power distribution and ELV systems
• Fire protection systems
• Plumbing and sanitary systems
• High‐rise residential building services design
• BIM coordination knowledge
• Familiarity with sustainability certifications (EDGE, Green Mark, WELL) is advantageous
