I. POSITION PURPOSE
To represent the Owner/Investor in managing and optimizing the performance of 5-star hotel and serviced residence assets, and to act as the key interface between the Owner and international hotel operators, ensuring compliance with management agreements, financial efficiency, and long-term asset value enhancement.
II. KEY RESPONSIBILITIES
1. Hospitality asset management
• Take direct responsibility for 01-02 hospitality assets (e.g. 5-star hotels / serviced residences such as Fraser Residence, Hinode, etc.).
• Gain full understanding of each asset's investment structure, operating model, business plan, and financial objectives.
• Monitor and analyze asset performance including occupancy, ADR, RevPAR, GOP, NOI, ROI.
• Drive initiatives to enhance asset value through revenue optimization, cost efficiency, repositioning strategies, and CAPEX planning.
• Hold operators accountable for achieving approved business plans, budgets, and performance targets.
2. Owner's representative - Hotel operator management
• Act as the Owner's representative in dealings with international hotel operators.
• Manage and monitor the implementation of Hotel Management Agreements (HMA).
• Review and challenge operator proposals, budgets, forecasts, and key operational decisions before escalation to senior management.
• Ensure operators comply with agreed KPIs, brand standards, service quality, and contractual obligations.
• Prepare analysis, recommendations and escalation matters for Executive Director / CEO in charge of Hospitality.
3. Financial, accounting & audit oversight (USALI)
• Work closely with Finance, Accounting and Audit teams on hotel-specific financial management.
• Possess strong understanding of USALI (Uniform System of Accounts for the Lodging Industry) and ensure correct application.
• Translate and align USALI-based reports with Vietnam Accounting Standards.
• Review annual budgets, operating forecasts, CAPEX plans, and monthly/quarterly financial reports submitted by operators.
• Coordinate with relevant stakeholders (e.g. internal finance leads, external advisors) to ensure transparency and accuracy.
4. Hospitality asset management structure development
• Participate in building the asset management organization, governance framework and operating procedures for the Hospitality division.
• Contribute to the Group's long-term strategy in hospitality, real estate and resort development.
• Benchmark best practices from leading hospitality investors and
developers.
5. Reporting & coordination
• Prepare periodic and ad-hoc reports on asset performance, financial results, and operational issues.
• Coordinate with internal departments and subsidiaries on hospitality asset-related matters.
• Perform other duties as assigned by Senior Management.
1. Education & Experience
• Bachelor's degree or higher in Finance, Investment, Real Estate, Hospitality Management, Economics, or related fields.
• Minimum 7-10 years of experience in Asset Management, Investment, or Hospitality.
• Mandatory experience in 5-star hotel asset management, gained from:
o Owner/Investor side,
o Head Office / Regional Office of international operators,
o Or major developers/investors.
• Experience at Headquarter / Owner level is preferred.
2. Professional Knowledge
• Strong understanding of Hotel Management Agreements (HMA) and owner-operator relationships.
• Solid knowledge of hotel finance, budgeting, forecasting and performance analysis.
• Proven ability to analyze and challenge operator reports and business proposals.
3. Skills & Competencies
• Strong financial analysis and investment evaluation skills.
• Excellent stakeholder management and negotiation skills.
• Ability to synthesize complex information and present clear recommendations to senior leadership.
• Fluent English is required.
