Mô tả công việc
1. OPERATION
- Performs preventive maintenance, repairs and replaces assigned HVAC equipment, including pneumatic and electronic.
- Provide Planning input for the MEP works and Monitor Planning vs. Progress on site.
- Ensure smooth and accurate running of operations based on the given tasks.
- Diagnose, troubleshoots refrigeration and air conditioner equipment, vertical transport system, lighting control, curtains, doors and etc., and make necessary repairs.
- Inspects fire and smoke alarm systems regularly, making necessary minor adjustments and making recommendations for major adjustments to the supervisor.
- Complies information with concerns to deferred maintenance; (Age of equipment, numbers of break downs, annual cost to maintain)
- Inspects jobsites to assure all MEP has been properly installed.
- Secure all equipment are updated in terms of preventive maintenance.
- Maintains key control system and inventory monitoring.
- May performs generator service and maintenance, including but not limited to: oil filters, electrical connections and hydraulic components.
2. FIRELIFE SAFETY MAINTENANCE
- Ensure that the health and safety requirements are provided and that they comply authorities and regulations.
- Provides guidance for technical supports and maintenance.
- Follow and implements provisions for emergency management plans.
- Contribute to a safe educational and working environment by participating in all drills and training and being prepared to take action should a health or safety emergency occur.
- To be assigned and rotated to the First Line Response Technicians team when required
- Perform shift and emergency duties when required.
3. REPORTS
- Prepares timely report in accordance with the approved scope and format affecting other departments, efficiency, costs and the like.
- Report accidents, injuries, and unsafe work conditions to superior.
- Performs other reasonable job duties as assigned by superiors from time to time.
Yêu cầu
1. EDUCATION AND EXPERIENCE
1.1 Educational qualifications
- Vocational Trade certificate or diploma in Electrical/ Mechanical engineering discipline or equivalent.
1.2 Work experience
- Working knowledge in maintaining and repairing motors and pumps, relays, I/O modules, control units, wirings, bearings, drive belts, coils, gearboxes, damper, values, impellers, motor controls, air handling units, chilled water system, fire alarm panels, fire pumps, UPS, batteries and diesel engines, etc. would be a definite advantage;
- Knowledge and experience in operating and in interfacing building management system is essential
1.3 Skills competencies
- Ability to use and calibrate various electronics test equipment and PC for the maintenance of Electrical & Mechanical Services system;
- Ability to write simple technical reports, routine business correspondence, prepare method statements and drawings as required;
- Possess good communication skills and the ability to manage multiple tasks efficiently and work productively in a fast-paced, team-oriented environment
1.4 Languages
- Proficiency in both spoken and written Vietnamese is a must, English speaking is an advantage
