*Job Purpose
The Marketing and Sales Director is responsible for planning and implementing, marketing, communication and product development programs and sales adapted to the real estate market.
To succeed in this role, she/he will have to use and expand Building relationships, understanding our clients' needs, positioning and developing our brand. The Job Purpose is finally to connect marketing expenditures with increase market shares.
This position requires a strong leader managing Sales and Marketing professionals to meet sales goals, deploy marketing initiatives, and embracing our core values and vision to contribute to the company's culture.
*Major Accountabilities
*Strategies development
- Bring an understanding of the real estate markets and customers that can help management team make decisions about which segments to enter, which products to develop and which companies to approach as partners.
- Develop marketing, advertising, and brand strategy and monitor the results of various marketing initiatives
- Research and assess the real estate market in Cambodia and within the region and the company's position in it; using traditional methods, as well as newer technologies such as data analytics.
- Determine how and where the company should be positioned in the future according to the company's goals.
- Develop and execute the strategy to drive the company to that future market position in the construction and real estate development industry
- Increase gross revenue by leading sales department and turning marketing insights into sales while raising the brand awareness.
- Understand where various products are in the product life cycle and advise the level of marketing resources needed for products according to their level of maturity in the market (launch, growth, decline)
- Advise on the best strategy for the development of new products for the company's residential or commercial portfolio
- Advise the best strategy for the development and implementation of new sales initiatives, strategies and programs
- Develops and manages sales/marketing team and operating budgets. Directs sales forecasting activities and sets performance goals accordingly.
- The Marketing and Sales Director will have to establish with the Top Management the Compensation policy related to the bonus for his/her department.
*Customer Orientation
- Advocate for the customer's experience through market research of the real estate and construction trends in Cambodia and a strong understanding of competitor strengths and weaknesses
- Own the customer experience by collaborating and having cohesive communications process across the company (marketing, customer service, sales and product development teams)
- Keep pace with new technology-driven business pattern. Adapt and innovate in order to lead customer satisfaction initiatives
- Explore those technologies to reach, influence, understand customer's thoughts on products, services and brands, in order to position the company's products and challenge competitors at the same speed and scale as the customer's reactivity to new platforms
*Accountability
- Demonstrate measurements results of marketing programs in terms of increased market share, revenue growth and improved profitability in the real estate and construction industry in Cambodia and the surrounding region
- Clearly identify results of activities, and more importantly put those insights into action-readjust activities based on performance and analysis.
- Guide preparation of sales/marketing activity reports and presents to management team.
*Communications
- Effectively communicate strategies and results throughout the company (internal communications) and collect input and feed backs on marketing initiatives of the company's real estate development project portfolio
- Identify any relevant Public Relation opportunities for the brand
- Develop Public Relation strategy and lead the team that interacts with the external environments across many platforms to create a coordinated message
- Develop more flexible/agile marketing processes with focus on the delivery of more real-time, personalized, one-on-one customer communications (via personalized and marketing automation tools for example)

Yêu cầu
- Bachelor Degree in Business Administration, Marketing, Communications or relevant field; Master degree will be a plus.
- 10+ years of demonstrable experience in developing efficient strategies and business plans for all marketing aspects
- Solid understanding of of the Real Estate Market and Concept, and different business model.
- Solid understanding of market research and data analysis methods.
- 5+ Years of experience in a managerial role including Sales team
- A leader with both creative and analytical capabilities.
- High level of Adaptability
- Result driven
- Fluent English written and verbal
