Mô tả công việc
1. Building Operations
- Oversee daily building operations and ensure efficient, compliant performance.
- Supervise technical systems (electrical, water, HVAC, chiller, elevators, fire protection, telecom).
- Manage and evaluate service contractors (security, cleaning, landscaping, waste).
- Ensure full compliance with safety and regulatory requirements.
- Implement operational improvements and cost-efficiency initiatives.
2. Financial & Asset Management
- Develop and manage the annual operating budget.
- Monitor expenses, service fee collection, and receivables.
- Analyze financial performance and propose revenue optimization strategies.
- Conduct periodic market assessments and competitor analysis.
- Collaborate with Leasing to maintain occupancy targets and forecast availability.
3. Tenant & Leasing Management
- Maintain strong tenant relationships and resolve issues professionally.
- Lead handovers, lease negotiations, renewals, and expansions.
- Coordinate Leasing and Marketing to update availability and market positioning.
- Enhance tenant satisfaction and overall building experience.
4. Contract & Compliance
- Review and manage lease agreements and service contracts.
- Ensure legal compliance related to building operations, safety, and environmental standards.
- Represent the building in dealings with authorities when required.
5. Team Leadership
- Lead and supervise the building operations team.
- Allocate responsibilities, monitor performance, and conduct evaluations.
- Drive a culture of accountability, professionalism, and service excellence.
Yêu cầu
- Vietnamese national with fluent English (written and spoken).
- 3-5+ years of experience in commercial building management (Grade A/B+ preferred).
- Bachelor's degree in real estate, Business Administration, Engineering, or related field.
- Strong knowledge of building systems, budgeting, contracts, and compliance.
- Excellent communication, negotiation, and problem-solving skills.
- Proactive, commercially driven, and solution-oriented mindset.
