The Sales Manager is responsible for driving the sales and leasing of industrial properties, playing a key role in maintaining and expanding the company's property portfolio. This role oversees the entire sales process, from initial inquiries through to successful property handovers, while developing business strategies and sales channels to expand the company's market presence and revenue.
KEY RESPONSIBILITIES
• Manage, guide and lead a team of Sales professionals in prospecting, negotiating with potential tenants / investors seeking ready-built factory and ready-built warehouse.
• Ensure the team has proper operational controls, follow proper procedures in dealing with brokers, with a clear definition of tasks required.
• Ensure the consistent and fair assignment of goals to the team to achieve optimal results.
• Conduct budget reviews as appropriate for area of responsibility.
• Ensure harmonious collaboration with all supporting teams to achieve optimal success in making the customer successful.
• Take a proactive role in receiving information and requests from Tenants/Investors.
• Introduce and provide expert advice on the company's industrial property projects, showcasing the value propositions of available assets.
• Conduct thorough market analysis, identifying industry trends, competitor activity, and potential opportunities for growth.
• Develop and implement strategic
business development plans to enhance the company's presence in the market.
• Develop, propose, organize and participate in investment promotion programs and events in Vietnam or / and overseas.
• Develop sales channels both domestically and overseas to broaden the company's network and reach a larger pool of potential investors and tenants.
• Focus on generating qualified leads, referrals, and sustainable income streams from the company's industrial property portfolio.
• Organize and conduct site inspections with potential clients.
• Interface with clients and prospects to successfully define the parameters, lease terms, and general factory/warehouse specifications and handover conditions.
• Prepare regular monthly sales report and other related reports.
• Other duties reasonably related to this position.
• University degree, preferred in Economics/ Finance/ Business Administration.
• Language: Proficiency in Chinese (Mandarin) and English is required; knowledge of other languages (Japanese, Korean, etc.) is a plus.
• Over 5 years of working experience, at least 2 years in B2B sales.
• Knowledge of real estate/industrial, logistics is an advantage.
• Demonstrated ability to communicate, present and influence credibly and effectively at all levels of the organization.
• Initiative and critical sense, high integrity.
