Position Overview
Meraki Land is seeking a proactive and hands-on Commercial Manager to support the delivery of hospitality, resort, and mixed-use developments.
This is a
developer-side commercial leadership role responsible for commercial management, procurement, cost planning, tender management, contract administration, and cost control throughout the project lifecycle.
The successful candidate will work closely with the Project Director, Design Team, Construction Team, and external consultants to support commercial decision-making from design through construction.
The ideal candidate should possess strong commercial judgment, practical quantity surveying experience, and the ability to independently prepare and review BOQs, cost estimates, tender evaluations, and commercial reports. Candidates with experience in BIM-based quantity surveying, digital estimating platforms, or AI-enabled commercial workflows will have an advantage. An MEP QS Engineer will support detailed MEP quantity surveying and commercial activities.
Key Responsibilities
Commercial Management & Cost Control
• Lead commercial management activities for hospitality, resort, and mixed-use developments.
• Prepare and review construction budgets, BOQs, quantity take-offs, cost plans, cost reports, budget studies, and commercial evaluations.
• Independently review contractor pricing, consultant proposals, and commercial submissions.
• Review architectural, structural, interior, landscape, and MEP drawings for quantity verification, scope assessment, and cost estimation.
• Coordinate with the Design Team to support BIM-based quantity take-off and ensure design information is suitable for commercial evaluation where applicable.
• Develop project budgets, cost forecasts, and cash flow forecasts.
• Monitor project budgets, commitments, approved variations, and forecast final costs.
• Support Value Engineering (VE) initiatives throughout design and procurement.
• Monitor market pricing, supplier capabilities, procurement risks, and construction cost trends.
Procurement & Tender Management
• Lead procurement and tendering processes for consultants, contractors, suppliers, and specialist vendors.
• Prepare procurement strategies, tender packages, bid comparison reports, and commercial recommendations.
• Lead commercial negotiations related to pricing, scope, deliverables, and commercial terms.
• Coordinate procurement schedules and monitor long-lead procurement items.
• Source and evaluate local and international materials, suppliers, and vendors, including imported materials where applicable.
• Support consultant and contractor selection processes from commercial and procurement perspectives.
Commercial Coordination & Project Support
• Review consultant and contractor proposals, commercial terms, scope gaps, and variation requests.
• Support commercial evaluation of design changes, procurement impacts, and budget exposure.
• Coordinate with PMU members regarding procurement status, commercial matters, and cost-related assessments.
• Provide responsive support regarding cost-related questions, procurement matters, sourcing, and commercial evaluations.
• Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.
• Minimum 7-10 years of relevant commercial management or quantity surveying experience.
• Experience in hospitality, resort, mixed-use, or large-scale building development is preferred. Experience in 4-star and/or 5-star projects is a plus.

• Strong analytical, negotiation, and communication skills.
• Experience working in fast-paced developer or project delivery environments.
• Good reading and writing skills in English. Spoken English for meetings and coordination is an advantage.
• Based in Ho Chi Minh City, with occasional travel to project locations if required.
Preferred Qualifications
Candidates with one or more of the following qualifications will have an advantage:
• Experience preparing BIM-based BOQs and quantity take-offs.
• Familiarity with BIM workflows and digital quantity surveying.
• Experience using quantity surveying software such as Cubicost, CostX, Autodesk Takeoff, Navisworks Quantification, or similar platforms.
• Technology-savvy with a willingness to adopt BIM, AI, automation, and digital tools to improve commercial management efficiency.
• Familiarity with AI tools that improve document review, commercial analysis, reporting, cost management, or overall project productivity.
• Experience working with BIM consultants or design teams to validate BIM-generated quantities for commercial purposes.
